Job summary

Arcadis India Pvt Ltd is seeking a Senior Project Controls Manager-Architectural to lead cost management for complex Real Estate projects such as office fit-outs and corporate facilities in Bengaluru. You will drive pre- and post-contract cost control, manage multi-regional teams, and partner with COE and regional finance to ensure on-time, on-budget delivery.

The role requires 10–12 years of experience in end-to-end cost management, strong governance, and the ability to develop standardized

Qualifications

  • End-to-end cost management experience on Real Estate projects.
  • Strong grasp of pre-contract and post-contract cost-control processes.
  • Experience in global COE/PMO environments.
  • Knowledge of global construction practices and cost indices.
  • Experience leading teams across multiple regions.

Responsibilities

  • Strategic liaison between COE and regional capital management teams to align deliverables and schedules.
  • Technical reviews of MEP cost estimates, contracts, and change orders for compliance.
  • Evaluate inflation trends and supply chain shifts to generate gap reports.
  • Lead development and standardization of COE tools, templates, and QA processes.
  • Support capital planning with data for quarterly and annual exercises.
  • Lead and develop a diverse team, coaching and succession planning.
  • Provide performance updates to COE leadership and escalate issues with cross-functional teams.

Role accountabilities
  • Strategic Stakeholder Liaison: Act as the primary interface between the COE and Regional Capital Management teams to align project deliverables, timelines, and strict adherence to Stage Gate policies and procedures.
  • Technical Peer Review & Governance: Conduct technical reviews of MEP cost estimates, contracts, and change orders to ensure compliance with regional codes, project requirements, and independent cost verification standards.
  • Commercial Risk & Analysis: Evaluate global construction trends, inflation indices, and supply chain shifts to provide "gap reports" comparing design information against approved Business Cases at key Stage Gates.
  • Process Innovation & Tool Development: Lead the development and optimization of the COE standard suite of tools, templates, and Quality Assurance processes to drive global standardization and commercial efficiency.
  • Capital Planning Support: Partner with RE Strategy and Finance teams to deliver accurate data for quarterly and annual capital planning exercises, procurement strategies, and P&L working.
  • Team Leadership & Talent Development: Manage a diverse team by driving talent development, coaching, and succession planning while fostering a culture of continuous improvement and operational excellence.
  • Performance Reporting & Escalation: Provide regular performance updates to COE Leadership, proactively identifying operational challenges and collaborating with cross-functional teams to implement effective solutions.
Qualifications & Experience
  • Bachelor’s degree in Construction , Engineering , Quantity Surveying .
  • 10 to 12 years of experience in delivering end-to-end cost management , quantity surveying services for Real Estate projects ( Office fit-outs , Investment Banking and Financial Institutions experience preferable).
  • Strong experience in pre-contract (cost planning, benchmarking, design validation, risk management) and post-contract (change control management, cost reporting, final accounts) stages of Real Estate projects.
  • Experience working in a global organization or COE or PMO (prior experience of working on Owner’s side is preferable).
  • Knowledge of global construction practices , trends and cost indices .
  • Proven experience of managing teams spread across 2-3 regions.
  • Strong ability to manage cross-functional collaboration and senior stakeholder engagement.
