About the Role

Senior Manager, Building Engineering-MEP will provide strategic and technical leadership across MEP design, project due diligence, costing, design governance, construction delivery, commissioning, and operational handover. The role will own MEP engineering outcomes across projects from initial opportunity assessment, design, construction, commissioning, and handover, ensuring alignment with WeWork standards, applicable codes, project budgets, timelines, quality expectations, and operational requirements. The role will also lead the development of engineering processes, standards, technology adoption, value engineering initiatives, and team capability to continuously improve project delivery, cost efficiency, and member experience.

Roles and Responsibilities
1. MEP Design Governance & Engineering Leadership
  • Provide overall technical leadership and governance for HVAC, Electrical, Fire Protection & Plumbing (MEP) engineering across projects.

  • Review and govern MEP design strategies, ensuring compliance with WeWork standards, applicable local and national building codes, statutory requirements, and operational needs.

  • Oversee design development by external consultants and design-build partners, reviewing submissions, calculations, drawings, specifications, and design packages.

  • Interface with architectural, interior design, structural, BIM/VDC, and engineering consultants to resolve design interfaces and technical issues.

  • Lead design reviews, design coordination, constructability assessments, and technical risk reviews.

  • Develop and continuously improve MEP design standards, guidelines, templates, checklists, and engineering best practices.

  • Ensure design intent is effectively translated into construction and operational requirements.

2. Project Due Diligence, Pitch Strategy & Costing
  • Lead MEP due diligence for potential projects by reviewing existing building documentation and conducting site assessments.

  • Identify MEP gaps, risks, constraints, opportunities, and potential project costs during the early feasibility and pitch stages.

  • Provide engineering inputs to Real Estate, Construction, Design, Strategy, and commercial teams to support project decision-making.

  • Develop and validate MEP scope, preliminary engineering strategies, budgetary estimates, cost assumptions, and project timelines.

  • Identify potential cost and schedule risks early and develop mitigation strategies.

  • Support lease negotiations by providing MEP technical inputs and identifying requirements that need to be incorporated into landlord/lease obligations.

  • Partner with the Legal and Real Estate teams to establish appropriate MEP provisions within lease and commercial agreements.

  • Drive value engineering and alternate design strategies to achieve cost, quality, functionality, and timeline objectives.

3. Design Development & Consultant Management
  • Develop schematic-level MEP requirements and handover packages in collaboration with internal Architects, Designers, and BIM/VDC teams.

  • Translate project requirements into clear design briefs for external consultants and design-build contractors.

  • Vet, evaluate, onboard, and manage MEP consultants and engineering partners.

  • Establish clear deliverables, review mechanisms, timelines, and quality expectations for consultants.

  • Lead consultant design reviews and ensure timely closure of design comments and technical issues.

  • Ensure coordination between MEP, architecture, interiors, structural, and technology systems.

4. Construction, Delivery & Quality Management
  • Provide technical leadership throughout construction and ensure MEP works are delivered in accordance with approved designs, standards, specifications, and project requirements.

  • Conduct site visits and inspections to verify installation quality, design compliance, and construction progress.

  • Participate in project kick-offs, contractor onboarding, page-turning sessions, and key technical reviews.

  • Work closely with contractors and Supply teams to resolve field issues and maintain project schedules.

  • Drive timely closure of technical RFIs, design changes, site issues, and construction challenges.

  • Monitor quality of installation, testing, commissioning, and documentation.

  • Lead value engineering discussions with contractors and consultants while maintaining required quality, performance, and operational outcomes.

5. Tendering, Procurement & Commercial Management
  • Lead or support MEP tendering activities, including scope development, technical evaluation, bid analysis, negotiations, and recommendation of vendors/contractors.

  • Partner with Supply teams to ensure competitive procurement and alignment with approved project budgets.

  • Review cost proposals and identify scope gaps, exclusions, assumptions, and commercial risks.

  • Drive cost optimization through standardization, value engineering, technology adoption, and alternative engineering solutions.

  • Ensure project scope and landlord obligations are clearly defined to minimize variations and commercial exposure.

6. Commissioning & Handover
  • Oversee MEP testing, commissioning, and readiness activities prior to project handover.

  • Lead technical resolution of commissioning issues and ensure systems meet design intent and operational requirements.

  • Manage MEP punch/snag lists and ensure timely closure of critical issues.

  • Oversee the handover of projects from Development/Construction to Operations.

  • Ensure complete and accurate MEP handover documentation, including as-built drawings, test reports, commissioning records, O&M documentation, and asset information.

  • Work closely with Operations and Facilities teams to ensure a smooth transition into operational readiness.

7. Team Leadership, Mentorship & Resource Management
  • Lead, mentor, and develop the MEP engineering team, building strong technical capability and leadership depth.

  • Allocate engineering resources across projects based on priorities, complexity, timelines, and business requirements.

  • Establish clear accountability, ownership, and performance expectations within the team.

  • Develop team members through coaching, technical reviews, knowledge sharing, and exposure to complex projects.

  • Build a culture of collaboration, accountability, continuous learning, and engineering excellence.

  • Identify capability gaps and develop training and succession plans for the engineering team.

8. Cross-Functional Leadership & Stakeholder Management
  • Work closely with Real Estate, Construction, Supply, Architecture, Interior Design, BIM/VDC, Operations, Standards, Strategy, Finance, and Legal teams.

  • Act as the senior MEP engineering interface with internal stakeholders, consultants, contractors, landlords, and other external partners.

  • Ensure engineering decisions are aligned with broader business objectives, project strategy, cost, schedule, quality, and operational requirements.

  • Drive effective communication and timely decision-making across project teams.

  • Escalate critical technical, commercial, and delivery risks with clear recommendations and mitigation plans.

9. Engineering Innovation, Technology & Process Improvement
  • Lead engineering initiatives focused on improving project delivery speed, quality, cost efficiency, and operational performance.

  • Identify opportunities for technology adoption, automation, digital engineering, BIM/VDC, smart building solutions, and data-driven engineering.

  • Independently research and evaluate emerging technologies, engineering solutions, and industry practices that can improve project delivery.

  • Drive efficiency studies, standardization, design optimization, and process improvements across MEP disciplines.

  • Identify recurring project issues and develop scalable solutions rather than project-specific fixes.

  • Establish engineering KPIs and mechanisms to measure design quality, cost efficiency, delivery performance, and operational outcomes.

  • Develop and lead initiatives to continuously improve the Supply and engineering ecosystem.

10. Building Performance & PUE Optimization
  • Evaluate opportunities to improve building and MEP system efficiency through design optimization and operational strategies.

  • Drive initiatives related to energy efficiency, PUE optimization, system performance, maintainability, and lifecycle cost.

  • Balance capital expenditure, operational expenditure, reliability, maintainability, and member experience while developing engineering solutions.

  • Identify opportunities to reduce energy consumption and improve overall building performance without compromising reliability or operational requirements.

Education and Desired Qualifications
  • Bachelor's degree in Mechanical / Electrical engineering discipline.

  • Typically 15-18+ years of relevant experience in MEP design, engineering, construction, fit-out, commercial real estate, workplace, hospitality, or similar environments.

  • Strong experience across HVAC, electrical, fire protection, plumbing, and building services engineering.

  • Proven experience managing multidisciplinary consultants, contractors, and internal engineering teams.

  • Strong understanding of project costing, tendering, value engineering, contract/lease requirements, and construction delivery.

  • Experience in building due diligence, design governance, construction quality, commissioning, and handover.

  • Strong knowledge of applicable local and national building codes, standards, and statutory requirements.

  • Experience with BIM/VDC, digital engineering, automation, smart building technologies, or energy optimization will be an advantage.
