The Quantity Surveyor will be responsible for preparing, validating, and optimizing Bills of Quantities (BOQs) for Custom Works across residential interior projects. The role ensures accurate cost estimation, material take-offs, and scope alignment between design, sourcing, and execution teams for projects in Mumbai and Bangalore. This position plays a key role in cost governance, margin protection, and seamless project execution.
Key Responsibilities:
1. BOQ Preparation & Cost Estimation:
- Prepare detailed BOQs for Custom Works including wardrobes, kitchens, storage units, wall paneling, and bespoke furniture.
- Perform material take-offs based on drawings, 3D designs, and technical specifications.
- Estimate costs for materials, hardware, accessories, finishes, and labor.
- Ensure BOQs are aligned with Bonito Designs standard specifications and approved SKUs.
2. Design & Stakeholder Coordination:
- Work closely with design teams to understand drawings, design intent, and scope changes.
- Flag discrepancies, missing details, or cost-impacting design decisions proactively.
- Coordinate with sourcing and vendor teams for latest rates, feasibility, and alternates.
3. Cost Control & Optimization:
- Identify cost optimization opportunities without compromising design intent or quality.
- Benchmark costs across projects, vendors, and cities (Mumbai vs Bangalore).
- Support value engineering initiatives for Custom Works solutions.
4. BOQ Validation:
- Validate BOQs against final drawings before project sign-off.
- Manage BOQ revisions due to design changes, client variations, or execution constraints.
- Track additional works, deviations, and scope changes with clear cost impact.
5. Execution & Vendor Support:
- Support project execution teams with BOQ clarifications and quantity validations.
- Collaborate with vendors and factory teams for feasibility and constructability checks.
6. Reporting & Documentation:
- Maintain standardized BOQ templates and costing formats.
- Prepare cost summaries, variance reports, and city-wise benchmarks.
- Ensure proper documentation for audit, procurement, and leadership reviews.
Key Skills & Competencies:
Technical Skills:
- Strong expertise in BOQ preparation and quantity take-offs for Custom Works, Civil and MEP works.
- Thorough understanding of market prices for Raw material and Services.
- Good understanding of carpentry materials: plywood, MDF, boards, laminates, veneers, finishes, and hardware.
- Familiarity with modular vs Custom Works costing.
- Proficiency in MS Excel (advanced), AutoCAD drawings interpretation; exposure to costing/ERP tools is a plus.

Qualification & Experience:
- Bachelor’s degree or Diploma in Civil Engineering, Quantity Surveying, Construction Management, or related fields.
- 3–7 years of experience in quantity surveying / BOQ roles, preferably in interiors, Custom Works, furniture, or fit‑out projects.
- Experience in residential interior projects is highly preferred.
