Job summary

Citigroup Inc. in India seeks a RES governance lead responsible for managing real estate services, ensuring compliance with corporate standards, coordinating Archibus and AutoCAD tasks, and guiding teams across sites.

The role includes budgeting, planning, risk management, and delivering on space optimization and regulatory reporting. You will engage with internal customers and external service providers, lead performance reviews, and drive process improvements.

• Deliver training on Archibus operations for stakeholders.
• Manage charge-back allocations and provide variance analyses for leadership.
• Coordinate regular reviews with business partners on occupancy plans.

Job description

RES governance lead accomplishes results through the management of professional team(s), integrates subject matter and industry expertise within a defined area, and contributes to standards around which others will operate.

Requires in-depth understanding of how Real Estate Services function collectively integrate within the sub-function as well as coordinate and contribute to the objectives of the entire function. Requires basic commercial awareness, developed communication and diplomacy skills are required to guide, influence, and convince others, in particular colleagues in other areas , external service provider, and internal customers.

Has responsibility for volume, quality, timeliness, and delivery of end results of Real Estate Services and have responsibility for planning, budgeting, and policy formulation within area of expertise. Involved in short-term planning resource planning. Full management responsibility of a team, which include management of people, service provider, budget and planning, to include duties such as performance evaluation and may include budget approval.

Responsibilities:

• Ensure that all RES standards, procedure, and processes are compliant with the Citigroup corporate rules and standards as well as external regulations.
• Execute other responsibilities and activities defined in RES Organizational Rules and Regulations.
• Engagement: take ownership for the managed team and implement Citi people management practices to ensure excellent internal customer and employee experience during the entire employee lifecycle (e.g. regular team and individual dialogues, training, coaching, other development opportunities, "Voice of Employee" actions, etc.) Keep unit managers accountable for their managed teams.
• Ensure that each unit manager has a properly trained back-up or a back-up potential "in-training" within the unit.
• Appropriately assess risk when business decisions are made, demonstrating particular consideration for the firm's reputation and safeguarding Citigroup, its clients and assets, by driving compliance with applicable laws, rules and regulations, adhering to Policy, applying sound ethical judgment regarding personal behavior, conduct and business practices, and escalating, managing and reporting control issues with transparency, as well as effectively supervise the activity of others and create accountability with those who fail to maintain these standards.
• Manage space and occupancy data across all sites within the Archibus platform, always ensuring accuracy and completeness.
• Update new sites in Archibus with correct transaction codes, space use classifications, and lease-compliant area designations.
• Perform AutoCAD layout modifications to existing floor plans and upload new plans, ensuring accurate seat numbering across all floors.
• Complete quarterly Archibus updates and corresponding employee mapping cycles in Workday on schedule.
• Design and deliver training sessions on Archibus operations for stakeholders as required.
• Plan and manage Real Estate Services charge-back numbers across business units through the APS system including preparing quarterly forecast projections including true-up / true-down adjustments.
• Execute month-on-month charge-back allocations to business partners through APS.
• Provide year-over-year variance justifications on plan numbers for business and regional leadership teams.
• Maintain flat-to-plan performance targets within APS across all charge-back cycles.
• Manage seat allocation for all business functions across CSC premises in India ensuring optimal utilization and business continuity.
• Schedule and lead regular review meetings with key business partners to align on space projections and strategic occupancy plans.
• Accountable for timely, accurate submission of risk and regulatory reporting obligations across multiple internal and external frameworks.

Qualifications:

• 6-10 years relevant experience
• Broad knowledge and understanding of real estate disciplines (architecture, construction, space planning, and engineering, etc.)
• Comprehensive knowledge of and understanding of Finance principles to manage the P&L of the assets.
• Assessment, planning, and work organization skills
• Analytical skills with working knowledge of space management systems (Archibus, AutoCAD) , financial forecasting, and regulatory reporting obligations relevant to a global banking institution.
