Facility Manager -Roles & Responsibilities

We are looking for an experienced Facility Manager – Technical to oversee the technical operations and maintenance of residential apartment communities while ensuring smooth facility management services.

Key Responsibilities
  • Manage the day-to-day technical operations of residential apartment communities.
  • Ensure the smooth functioning of all MEP (Mechanical, Electrical & Plumbing) systems.
  • Oversee preventive, predictive, and breakdown maintenance activities.
  • Supervise technical staff, including Shift Engineers, Technicians, and STP Operators.
  • Monitor the operation and maintenance of:
    • DG Sets
    • HT/LT Electrical Systems
    • Transformers
    • STP & WTP
    • Fire Fighting Systems
    • HVAC Systems
    • Lifts & Escalators
    • Pumps and Plumbing Systems
  • Ensure statutory compliance, safety regulations, and client requirements are met.
  • Coordinate with vendors and AMC service providers for scheduled maintenance.
  • Prepare and maintain maintenance schedules, reports, checklists, and documentation.
  • Monitor utility consumption (Electricity, Water, Diesel) and implement cost-saving initiatives.
  • Handle technical complaints from residents and ensure timely resolution.
  • Conduct regular inspections to maintain asset reliability and operational efficiency.
  • Prepare monthly MIS reports, technical reports, and incident reports.
  • Support budgeting, procurement, and inventory management for technical materials and spare parts.

  • Coordinate with the Operations Manager and client representatives for smooth service delivery.
