Job summary

Trimont is seeking a Loan Servicing Specialist in India to manage end-to-end construction draw processes, coordinating with borrowers, lenders and consultants to ensure timely funding and regulatory compliance.

The role requires a minimum of 2 years in loan servicing, a business degree, and strong documentation and communication skills. Proficiency with MS Office is essential to review invoices, lien waivers, and project budgets and to support accurate reporting.

Qualifications

• University Masters/bachelor’s degree in business or related discipline.
• 2+ Years of Loan Servicing experience, or equivalent demonstrated through one or a combination of the following: work experience, training and education.
• Knowledge of Mortgage and consumer lending practices (Preferred).
• Knowledge of Microsoft Office (Word, Excel and Outlook) skills.

Responsibilities

• Process end-to-end construction draw requests and related loan servicing activities.
• Verify invoices, lien waivers, and other supporting documents before approving disbursements.
• Reconcile draw requests against project budgets and contract documents (including AIA forms).
• Assess reserve balances and ensure proper fund allocation.
• Provide guidance to borrowers on disbursement requirements and documentation needs.
• Generate reports on disbursement activity for internal stakeholders.

Job Summary

This position is responsible for managing end-to-end process for construction draw requests, including receipt, initial review, documentation verification, and coordination with borrowers, lenders, and consultants to ensure timely and compliant funding. Skilled in reviewing draw packages for completeness and accuracy, ensuring all required documentation (draw request forms, invoices, proof of payment, conditional and unconditional lien waivers) meets contractual and regulatory standards.

Responsibilities

• To process various loan servicing activities/inquiries/requests adhering to laid down procedures and ensuring that the established service standards are met
• Understanding of loan agreements, escrow reserves and commercial real estate operations
• Verify invoices, agreements, lien waivers and other supporting documents before approving disbursements
• Assess reserve balances and ensure proper fund allocation
• Proven ability to manage the end-to-end process for construction draw requests, including receipt, initial review, documentation verification, and coordination with borrowers, lenders, and consultants to ensure timely and compliant funding
• Skilled in reviewing draw packages for completeness and accuracy, ensuring all required documentation (draw request forms, invoices, proof of payment, conditional and unconditional lien waivers) meets contractual and regulatory standards
• Ability to reconcile draw requests against project budgets and contract documents (including AIA forms G702/G703), review and document change orders and ensure all funding aligns with approved project scope
• Adherence to the SLA’s – productivity, turn‑around time and accuracy
• Identify potential risk in disbursement and elevate issues as needed
• Provide guidance to the borrowers on disbursement requirements and documentation needs
• Work closely with borrowers, asset managers, loan servicing teams and third-party vendors
• Generate reports on disbursement activity for internal stake holders
• Collaborate and consult with peers, colleagues and managers to resolve issues and achieve goals
• Communicate with borrowers, asset managers and servicing team to facilitate efficient processing of reserve disbursement request

Required Qualifications

• Reserve disbursement experience (Preferred).
