Job summary

Colliers is seeking a skilled valuation professional in Gurugram to conduct property valuations and market studies for diverse portfolios. The role requires hands-on experience in cash flow projections, DCF analysis, and report writing, with a focus on accuracy and timely delivery.

You will prepare reports for financial reporting, loan valuation and transaction advisory, while coordinating with leasing, capital markets, and research teams. Independent handling of assignments is expected.

Qualifications

• Strong experience in real estate valuations and cash flow projections.
• Hands-on expertise in valuation workings and report writing.
• Ability to independently handle and conclude assignments end-to-end.

Responsibilities

• Conduct property valuations using standard methodologies (DCF, Sales Comparison, Cost).
• Prepare detailed valuation reports for financial reporting, loan valuation, and transactions.
• Analyze leases, rent rolls and operating statements; build and maintain financial models.
• Perform market studies including demand-supply analysis and trends.
• Coordinate with clients and cross-functional teams; support senior valuers on large mandates.

Job Description

• Valuation & Advisory
• Conduct property valuations using appropriate methodologies:
  • Income Approach (DCF, Capitalization)
  • Sales Comparison Approach
  • Cost Approach
• Prepare detailed valuation reports for purposes such as:
  • Financial reporting
  • Loan/security valuation
  • Transaction advisory
  • Portfolio valuation
• Analyze lease agreements, rent rolls, and operating statements.
• Financial Analysis & Modelling
• Build and maintain financial models (DCF, IRR, NPV analysis).
• Conduct sensitivity analysis and scenario modeling.
• Assess asset performance and investment viability.
• Market Research
• Perform real estate market studies including:
  • Demand-supply analysis
  • Rental and capital value trends
  • Comparable transactions
• Stay updated with macroeconomic indicators and sector trends.
• Client Interaction
• Coordinate with clients to understand requirements and timelines.
