To be stationed in (region/country), you'll work side-by-side with the senior project manager to ensure the success of a project—from its pre-design phase to its completion. You'll assemble and lead various project teams; and monitor the teams' performance, and bring out the best in every team member. You're also in charge of creating the organisational structure, project objectives and working procedures for the teams. Your Cost management skills will also be of great value, as you set up clear project cost plans and allot sufficient budget to achieve optimal results and meet the company's target profits. Also part of your job is to attend project meetings as required, develop monthly reports and carry out contract administration. Furthermore, you'll oversee negotiations, analyses and promotions of quality control systems.

Your task is to fully understand, coIIect and deliver clients requirements. The JBS team will depend on you to help schedule or plan establishment, value engineer, and design change management. You'll also assist the contract manager in all related procurement and Tender management. On top of that, you'll support the construction manager in all related installation, site inspection and contractor management, Prepare BOQ's, Quantity Survey & Quantity Take Off, Cost Analysis foreach of the line items in the BOQ as required for project to project, Benchmarking, Review & Standardize of Specifications, Sound Technical Knowledge on Civil/ MEP aspects as applicable, Procurement from Cost Management perspective, Finalise Commercials with vendors, Rate Contracts as applicable, Boosting client relationships Helping clients achieve success is what JLL does best—and your role is an extension of this tradition. Key Responsibility
  • Conducting background research, data collection and benchmarking
  • Estimating and producing cost plans
  • Compiling and amending the tender list
  • Drafting the procurement documentation
  • Checking and analysing the tenders
  • Drafting tender reports
  • Dealing with variations and the change control processes, negotiating less financially significant or complex matters
  • Conducting cost checks and valuations
  • Drafting monthly reports
  • Analyzing the numbers for the final accounts
  • Liaising with the client, contractors, designers, etc
  • Performing quantity surveying, cost controls and change management activities throughout the project lifecycle
  • Ensuring that post-contract cost variances and change control processes are managed effectively
  • Ensuring that cost auditing and valuation work is managed effectively and that a robust process for cost validation is in place
  • Carrying out the production of monthly cost reports for presentation to the client
  • Ensuring that final accounts are negotiated and agreed in a timely manner
  • Compiling as built cost estimate records for benchmarking purposes
Additional Information
  • People management experience, particularly in the context of managing a cost management team delivering multiple commission in parallel.
  • Candidates with prior experience of supporting their overseas offices in their respective organisation or worked in India markets.
  • Excellent verbal and written English communication skills, with demonstrated negotiation and influencing skills, and the capability to relate and communicate with people from a variety of diverse backgrounds at all levels of the industry.
  • Should have relevant experience of working preferably for a construction consultancy in India/abroad, hold a graduate degree preferably in Cost Management and possesses good technical and communication skills.
  • Experience in multiple sub sectors within the property projects will be added advantage.
  • Good knowledge of construction industry technical matters, such as different procurement routes, value management and value engineering.
Key Deliverables
  • Developing cost plans and estimates through the design phase, delivering updated cost plans at appropriate design milestones.
  • Providing commercial input to design optioneering and input into value engineering exercises.
  • Reviewing contractor and subcontractor pricing and leading negotiations on behalf of the client to drive fair contract prices.
  • Performing quantity surveying, cost controls and change management activities throughout the project life cycle.
  • Ensuring that cost auditing and valuation work is managed effectively and that a robust process for cost validation is in place.
  • Compiling as built cost estimate records for bench marking purposes.
  • Submission of Monthly Cost Report Bill Certification Tracker with Variation Report.

The ideal candidate is no neophyte—you should exhibit high-level management skills, and should hold a degree in relevant property-related discipline. Likewise, you should have established yourself as a professional within design, construction and cost management. Moreover, you should have a proven track record in profit planning, business development, networking and marketing. An effective communicator Are you considered a natural communicator? Alongside your native tongue, do you have a strong grasp of written and spoken English? You'll need it in this role - strong communication skills will surely land you the job.
