Assistant Engineering Manager

Objective of Role

Support the Facility Manager in Engineering by providing technical, operational and analytical support for all building services maintenance related issues, day to day operations. Provide center of engineering expertise on supplier relationship/performance management and key developments within the above categories as they impact the site.

Key Responsibilities and Deliverables
  • Provide sound advice and support to the property taking into account legal and regulatory requirements, operating procedures, industry best practices, supply chain capabilities, new technology and changing client/tenant demands.
  • Act as the engineering expert in regard to operational issues and coordinate/support a solutions team.
  • Monitor and analyze supplier performance to identify trends and manage Key Performance Indicators (KPIs) monthly.
  • Collaborate and identify cost saving and service/value improvement opportunities.
  • Familiarize with new technologies that improve sustainability credentials of the property.
  • Work with the Building Performance Manager to implement energy saving initiatives.
  • Utilize smart systems and technology to optimize building services and help occupiers find efficiencies.
  • Build and harness key stakeholder relationships, ensuring cohesive approach to planned maintenance and building events.
  • Establish and maintain the highest quality Health & Safety regimes, including policy updates and liaison with external consultancies.
  • Maintain close relationships across business streams including operations managers, community managers and building performance managers.
  • Conduct regular inspections to monitor servicing, maintenance and compliance standards.
  • Review water hygiene logbooks and fire risk assessments, managing corrections through to completion.
  • Carry out M & E monthly PPMs and external third‑party site visits, ensuring a complete audit trail.
  • Liaise with contractors, service providers and consultants, obtaining quotations for required works.
  • Further opportunities for life cycle and planned maintenance of M & E and fabric maintenance.
  • Maintain financial, Health & Safety and statutory records, ensuring compliance with JLL risk reduction program.
  • Ensure adequate emergency and out‑of‑hours cover according to JLL policy and be on‑call as necessary.
  • Share knowledge with wider JLL teams to ensure best practice is shared in appropriate forums.
  • Perform other general and special duties as required.
  • Ensure reactive maintenance and day‑to‑day service requirements are undertaken in a timely and cost‑effective manner.
  • Prepare site regulations and issue permits for all contractor activities.
  • Assist with building surveyors/architects/consultants on major works.
  • Maintain and implement disaster planning procedures, evacuation drills and bomb drills.
Key Skills
  • Degree level education or equivalent technical qualification.
  • Strong sub‑contractor management experience, including financial, contractual and relationship management.
  • Extensive experience of hard services operations or management.
  • Broad range of engineering services management skills: negotiation, influencing, project management, change management and commercial acumen.
  • Support development of regional and national procurement strategies for hard services.
  • Good written and verbal communication skills.
  • Strong analytical skills and advanced Excel knowledge.
  • Strong presentation skills and confidence to demonstrate competence and experience.
  • Personable and able to form strong working relationships with stakeholders up to senior level.
  • Customer service skills and an approachable team player.
