Job summary

Conack is seeking a Project Quantity Surveyor to join its commercial team on a major project in Westport, Co. Mayo. You will be supported by an experienced Senior Quantity Surveyor and Commercial Director, with a clear pathway for progression.

You’ll manage the commercial and contractual aspects from pre-construction through to final account, prepare budgets and cash flow, value subcontractor works, procure trades, and monitor costs to maximise value and ensure project success.

Qualifications

• Degree in Quantity Surveying, Construction Economics, or a related discipline.
• 3–5 years' experience in a Quantity Surveying role within the construction industry.
• Experience working on residential, commercial, healthcare, education, or industrial construction projects.
• Strong understanding of construction contracts and commercial management.
• Excellent commercial awareness, negotiation, and analytical skills.
• Strong communication and organisational abilities.
• Proficient in Microsoft Excel and commercial management software.
• Experience delivering construction projects in Ireland.

Responsibilities

• Manage the commercial and contractual aspects of the project from commencement through to final account.
• Prepare and manage project budgets, cost plans, cash flow forecasts, and cost reporting.
• Measure and value subcontractor works and prepare interim valuations.
• Procure subcontractors and suppliers, managing the tendering and negotiation process.
• Assess, negotiate, and agree variations, change orders, and final accounts.
• Monitor project costs and identify opportunities to maximise value and improve commercial performance.
• Prepare monthly commercial reports and forecasts for senior management.
• Work closely with Project Managers, Site Teams, Clients, and Design Teams to support successful project delivery.
• Ensure all commercial documentation is maintained accurately throughout the project lifecycle.
• Support the successful delivery of projects safely, on programme, within budget, and to the highest quality standards.
