Job summary

Careeriser-Limited in Galway seeks a Building Services Engineer to lead MEP design reviews and drive buildability across large residential and commercial projects in Ireland.

You will coordinate BIM model reviews, manage sub-contractor deliverables, support procurement, testing, and commissioning, and steer safety and quality on-site with a clear path to Senior Building Services Engineer.

Qualifications

• Third-level qualification in Mechanical, Electrical, or Building Services.
• 4+ years of residential or commercial project management experience in Ireland.
• Experience with MEP coordination on site is preferred.

Responsibilities

• Review MEP designs for buildability, structural clearance, and site utility requirements (temporary and permanent).
• Manage spatial coordination, 3D/BIM model review, clash resolution, and Builder's Work drawings.
• Define scope demarcations and monitor sub-contractor deliverables, schedules, and site information flow.
• Oversee the technical submission, sample review, and approval process for all MEP equipment.
• Track long-lead plant procurement, equipment deliveries, and supply chain timelines.
• Chair regular MEP progress meetings, track action items, and submit monthly MEP progress reports.
• Coordinate testing, commissioning, witnessing, end-user training, and final handover procedures.
• Manage snagging, closeouts, post-handover defects, and seasonal commissioning.
• Enforce Quality Assurance standards, sub-contractor ITPs, and test packs.
• Assist with tender reviews, scope gap analysis, value engineering, and pre-award clarifications.
• Support Quantity Surveyors with payment applications, variations, and final accounts.
• Maintain project risk registers and drive mitigation strategies for MEP elements.
• Capture Lessons Learned across project phases to improve future builds.

Essentials: Third-level qualification in Mechanical, Electrical, or Building Services, 4+ years of residential or commercial project management experience in Ireland.

Location: Galway

Salary: €55,000 - €70,000 (DOE.)

Key Responsibilities

• Review MEP designs for buildability, structural clearance, and site utility requirements (temporary and permanent).
• Manage spatial coordination, 3D/BIM model review, clash resolution, and Builder's Work drawings.

Technical Approval & Procurement

• Oversee the technical submission, sample review, and approval process for all MEP equipment.
• Track long-lead plant procurement, equipment deliveries, and supply chain timelines.

Site Oversight & Project Control

• Chair regular MEP progress meetings, track action items, and submit monthly MEP progress reports.
• Coordinate testing, commissioning, witnessing, end-user training, and final handover procedures.
• Manage snagging, closeouts, post-handover defects, and seasonal commissioning.

Quality & Health & Safety

• Establish quality benchmarks, perform weekly site inspections, and oversee sign-off for wall/ceiling closures.
• Enforce company Quality Assurance standards, sub-contractor inspection test plans (ITPs), and test packs.
• Ensure full statutory H&S compliance, taking lead oversight on high-risk MEP works and system shutdowns.

Commercial & Pre-Construction

• Assist with tender reviews, scope gap analysis, value engineering, and pre-award clarifications.
• Support Quantity Surveyors with payment applications, variations, and final account agreements.

Process & Continuous Improvement

• Maintain project risk registers and drive mitigation strategies for MEP elements.
• Capture "Lessons Learned" across project phases to improve operational efficiency on future builds.
