Qualifications

Job description

Our F&B Brand seeks an experienced Expansion Manager to lead site selection, acquisition, and rollout of stand‑alone stores across Indonesia. This role owns the end‑to‑end expansion process: market analysis, landlord negotiations, lease and commercial terms, project handover to construction and operations, and opening performance. Ideal for a pragmatic operator who can move fast, protect margin, and scale a premium patisserie and chocolate brand with consistent customer experience.

Key responsibilities
  • Strategy & Planning: Develop and execute the 12-month expansion roadmap aligned to revenue, margin, and unit economics targets.
  • Market research & site identification: Generate pipeline through market analysis, trade area studies, footfall/traffic scoring, competitive mapping, and local insights.
  • Site evaluation & feasibility: Produce financial feasibility and commercial cases for each potential site (rent vs projected sales, payback period, CAPEX, break-even).
  • Lease negotiation & contracting: Lead commercial negotiations with landlords and developers; secure optimal rent, tenure, rent‑free, and fit‑out clauses while minimizing exposure and escalation risk.
  • Cross‑functional project management: Coordinate real estate, design, construction, operations, legal, procurement, and marketing to meet schedule, budget, and brand standards.
  • Handover & opening: Ensure smooth operational handover, training timetable, and first-90‑days remediation plan to guarantee early sales targets are met.
  • Performance tracking & continuous improvement: Monitor store performance vs. projections; run post‑mortems and incorporate learnings into site selection and negotiation playbooks.
  • Stakeholder management: Maintain relationships with property owners, brokers, local authorities, and internal senior leadership; present regular status reports and escalation briefs.
  • Team leadership: Mentor and scale a small in‑house expansion team and external consultants as required.
Qualifications
  • Education: Bachelor’s degree in Business, Real Estate, Urban Planning, Engineering, or related field. MBA or advanced degree is a plus.
  • Experience: Minimum 3‑5 years in retail expansion, real estate acquisition, or site development; experience with stand‑alone formats and non‑mall locations strongly preferred. Experience in F&B, patisserie, bakery, or specialty retail is an advantage.
  • Technical skills: Financial modeling for store P&L and NPV; familiarity with lease structures and commercial terms; project management tools and vendor management.
  • Language: Fluent in Bahasa Indonesia and business English.
  • Mobility: Willingness to travel frequently and work across Indonesian regions.
