Job summary

Wates Smartspace in London is seeking an experienced Technical Services Manager to join our Facilities Management team, supporting a prestigious portfolio managed by JLL across London's most exclusive residential developments.

You will oversee building services across luxury properties, manage hard services, drive compliance, lead contractors, and maintain high standards of safety and resident experience. DBS checks apply at offer stage.

Qualifications

• Significant experience within Facilities Management or Building Services environments.
• Strong technical knowledge across M&E services.
• Experience managing high-end residential, commercial, or prestigious client portfolios.
• Proven track record of delivering exceptional customer service within demanding environments.
• Excellent stakeholder management and communication skills.
• Experience managing contractors and ensuring compliance standards are met.
• Strong understanding of health, safety, and statutory regulations.
• Relevant technical qualifications in Electrical, Mechanical, or Building Services disciplines would be highly advantageous.

Responsibilities

• Manage the delivery of hard services across a portfolio of luxury residential properties.
• Oversee planned preventative maintenance (PPM) and reactive maintenance activities.
• Ensure all statutory compliance obligations are met and maintained.
• Act as the technical lead for building services, providing expert guidance and support.
• Manage specialist contractors and service partners, ensuring performance against agreed service levels.
• Develop strong relationships with JLL, residents, and key stakeholders.
• Monitor plant and equipment performance, implementing improvements where required.
• Support budget management and cost control initiatives.
• Investigate and resolve technical issues, ensuring minimal disruption to residents.
• Produce reports, compliance records, and performance updates for client review.

The Opportunity

We areseeking an experienced Technical Services Manager to join our Facilities Management team, supporting a prestigious portfolio managed by JLL across some of London's most exclusive residential developments.

This is a fantastic opportunity to work within a high-profile environment, overseeing luxury apartment buildings with asset values ranging from £1.5 million to £7 million. As a result, we're looking for a technically strong FM professional who combines exceptional engineering knowledge with first-class stakeholder management and customer service skills.

You will play a key role in ensuring the safe, compliant, and efficient operation of building services across the portfolio while maintaining the exceptionally high standards expected within these premium residential environments.
