Site Manager – Social Housing Refurbishment | Croydon | Long‑Term Project (to 2027+)

£55,000–£60,000 basic salary (DOE) + car allowance + package.

The Site Manager Role

As a Site Manager, you’ll play a key part in delivering external and internal refurbishment schemes across occupied housing stock within the borough. Working under a Contracts Manager, and supported by an Operations Manager and Ops Director, you’ll ensure smooth site delivery, quality compliance and satisfaction.

Responsibilities

• Oversee day‑to‑day site activities across multiple refurbishment projects.
• Manage subcontractors, site teams and H&S compliance.
• Conduct toolbox talks, RAMS reviews and scaffold inspections.
• Liaise with residents, client representatives and local authority teams.
• Ensure projects are delivered safely, on time and within budget.
• Work on multiple local sites across Croydon, signing in daily at the office before heading out to the live schemes.

Qualifications

• Proven experience in social housing refurbishment (internal/external, decent homes, or planned maintenance). Experience with leading housing contractors preferred.
• Stable career history – not freelance or short‑term roles.
• Strong communication and site coordination skills.
• Certifications: SMSTS, CSCS, Scaffold Inspection; First Aid desirable.
• Based in or near Croydon / South London, with good local area knowledge.
