Role Overview
We are seeking an experienced Site Manager to lead the delivery of a high-volume residential development. This role is ideal for someone who thrives in a fast-paced construction environment, enjoys motivating on-site teams, and is committed to producing high-quality, affordable homes for local communities. You will oversee daily site operations, work closely with subcontractors and external partners, and collaborate with the on-site sales team to ensure a smooth and customer-focused build process.
Key Responsibilities
- Oversee the construction programme, ensuring the project is delivered on schedule, within budget, and to the required quality standards
- Lead, coordinate, and supervise site staff, trades and subcontractors - including labour-only groundworks teams - ensuring full compliance with health and safety procedures
- Maintain close communication with head office teams, warranty providers and local authorities
- Manage the ordering and delivery of materials to keep the build programme on track
- Ensure all required inspections (including warranty provider checks) are completed
- Conduct customer handover inspections in line with company procedures
- Work with the customer care team to address post-handover issues promptly
- Promote a positive site culture focused on safety, quality, teamwork, and continuous improvement
Ideal Candidate
- Previous experience as a Site Manager on high-volume new-build housing developments
- Strong background in managing labour-only groundworkers and subcontractor teams
- Excellent understanding of build stages, construction processes and site management
- Strong commercial awareness and ability to work to detailed build programmes
- Experience meeting customer service expectations within a residential build environment
- Knowledge of construction regulations and standards (e.g., Building Regulations, NHBC standards)
- Comfortable using digital site management tools such as Zutec or similar
- Full UK driving licence

- Fire Marshal training
- Scaffolding awareness
