Job summary

Barker Ross Construction is recruiting an experienced Site Manager for a residential new-build development in Lincoln. You will oversee day-to-day site operations, coordinate subcontractors, manage programmes, and ensure safety and quality standards across multiple plots.

Ideal candidates hold SMSTS/SSSTS, CSCS, First Aid, and have a hands-on approach with strong organisational and communication skills. Telehandler training desirable, with progression opportunities.

Qualifications

• Previous experience as Site Manager in residential new-build construction.
• Strong knowledge of NHBC standards and site health & safety.
• Experience managing subcontractors, especially groundworks/labour-only teams.
• Ability to manage multiple plots at different stages and work independently.
• Excellent communication, organisational and problem-solving skills.

Responsibilities

• Oversee day-to-day site operations, ensuring safety, schedule and quality.
• Coordinate site health and safety inspections and risk assessments.
• Liaise with head office, NHBC inspectors, authorities and stakeholders.
• Ensure NHBC inspections are completed at appropriate stages.
• Manage construction programmes in line with budgets and deadlines.
• Coordinate subcontractors and site operatives to maintain progress.
• Order and coordinate delivery of materials to align with build programme.
• Work with Commercial Manager and wider site team.
• Conduct regular site meetings to monitor progress, quality and safety.
• Oversee snagging, handovers and resolution of defects.

About the Role

Barker Ross Construction are currently recruiting for an experienced, motivated and self-sufficient Site Manager to work on an ongoing residential new-build development in Lincoln.

This is an excellent opportunity for a hands‑on Site Manager who is confident managing day‑to‑day site operations, coordinating subcontractors and ensuring residential developments are delivered safely, efficiently and to a high standard.

The development consists of multiple phases, with several properties already completed and occupied, further plots progressing through construction and additional phases planned.

Ideally, candidates will hold a Telehandler Operator's licence or be willing to undertake the relevant training.

Key Responsibilities

• Oversee day‑to‑day site operations, ensuring works are completed safely, on schedule and to the required quality standards.
• Coordinate site health and safety, including inspections, risk assessments and maintaining site compliance.
• Liaise with head office, NHBC inspectors, local authorities and other relevant stakeholders.
• Ensure all required NHBC inspections are completed at the appropriate stages.
• Manage construction programmes in line with agreed budgets, forecasts and deadlines.
• Coordinate subcontractors, groundworkers and site operatives to maintain progress.
• Order and coordinate the delivery of materials in line with the build programme.
• Work alongside the Commercial Manager and wider site team.
• Conduct regular site meetings to monitor progress, quality and safety.
• Oversee snagging inspections, handovers and the timely resolution of customer care defects.
• Maintain positive relationships with existing homeowners and residents on the development.
• Assist with telehandler operations when required, subject to appropriate certification and authorisation.
• Promote high standards of workmanship, health and safety and continuous improvement.

Requirements

• Previous experience working as a Site Manager within residential new‑build construction.
• Strong knowledge of construction processes, NHBC standards and site health and safety.
• Experience managing subcontractors, particularly groundworks and labour‑only teams.
• Ability to work independently, prioritise workloads and manage multiple plots at different stages of construction.
• Excellent communication, organisational and problem‑solving skills.
• A proactive, reliable and hands‑on approach to site management.

Qualifications & Certifications:

• SMSTS or SSSTS - Essential
• CSCS Card - Essential
• First Aid - Required
• Fire Marshal Training - Desirable
• Scaffolding Awareness / Inspection - Desirable
• Telehandler / Forklift Licence - Highly desirable, although training may be available
