Job summary

Gleeson Homes is seeking a proactive Site Manager to lead a high-volume housing development. You will supervise on-site staff and labour-only contractors, drive the build programme to stay on schedule, and ensure compliance with health and safety standards.

You will liaise with NHBC, head office and local authorities, manage material orders, and oversee customer handovers. Must have SMSTS, CSCS, and driving licence, with Zutec experience preferred.

Qualifications

• Experience as Site Manager on high-volume new build housing.
• Must have extensive knowledge managing labour-only groundworkers/contractors.
• Full UK driving licence.
• Knowledge of NHBC and Building Regulations.
• Proficient with Zutec and digital plot books.

Responsibilities

• Manage the development to deliver the build programme within budgets and forecasts.
• Have full control of site staff and subcontractors, ensuring health and safety standards.
• Liaise with head office, NHBC and local authorities.
• Ensure timely ordering of materials to meet the build programme.
• Carry out NHBC inspections as required and complete handover inspections with customers.

Job description

Main Responsibilities:

We’re looking for proactive people who genuinely believe in what we’re doing, building homes, changing lives. Collaborative leaders, who positively influence teams, who can strongly communicate across departments, on and offsite. You’d reinforce directions set out by the Contracts manager and Construction Director, helping deliver the development safely, and on schedule – we need people who lead by example.

The role includes:

• Managing the development to maintain and deliver the build programme in accordance with budgets and forecasts. Ensuring that the final product is to Gleeson Homes standard
• Full responsibility and control of all site staff and sub-contractors including labour only groundworkers/contractors, ensuring that all employees comply with our Health and Safety standards
• Liaison with head office, NHBC and local authority departments
• Timely ordering of materials ensuring the build programme can be achieved
• Ensure all NHBC inspections are carried out as required
• Carry out hand over inspection of properties to the customers in accordance with our customer care procedures
• Complete as soon as practicably possible any customer care defects raised in conjunction with our customer care team
• Actively encourage a philosophy of safety, progress, quality and innovation

The Ideal Candidate:

Previous experiences as a Site Manager working on high volume new build housing development. Must have extensive knowledge and experience of managing labour only groundworkers/contractors.

• Full UK driving licence
• Excellent knowledge of construction build programmes
• Comprehensive knowledge of construction processes
• Experience of successfully achieving customer service requirements
• Awareness of codes of practice that impact on Construction matters e.g. NHBC, Building Regs, etc.
• It is mandatory that you are able to use Zutec and Digital plot books
