Job summary

A leading facility management company in London is seeking a Maintenance Engineer to ensure all environmental conditions are maintained. The role involves performing PPM, managing sub-contractors, and ensuring safety compliance. Overview

Purpose of Job

To ensure all environmental conditions are maintained at all times with regard to critical building systems. To carry out PPM tasks and reactive and breakdown works to all M&E systems within the site. Engineers must be able to demonstrate relevant knowledge of Air conditioning, UPS, Generators, LV systems, which will include the ability to fault find using the production of graphical information and the utilisation of current alarm data.

Key Responsibilities
  • Ensure that routine PPM is carried out to all mechanical & Electrical plant in accordance with Site task schedules and asset lists.
  • Ensure that reactive tasks throughout the building are completed and proactively highlight areas for improvement; reactive calls to include concessionary stores and fabric-related items.
  • Ensure that sub-contractors perform to meet the contract requirements. Administer sub-contractor work approvals and safe operation while repair or service is carried out on site.
  • Operate a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures and client requirements.
  • Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times.
  • Ensure that suitable spares are available to carry out both maintenance and reactive works. Provide parts lists and estimated timescales to carry out remedial works.
  • Ensure all relevant paperwork regarding reactive and breakdown works is completed and passed promptly to the contract administrator.
  • Ensure that Method Statements and Risk Assessments are prepared and used for all tasks to ensure safe working practices at all times.
  • Develop a good working relationship with all members of BGIS staff, subcontractors and client representatives.
  • Ensure the provision of a Safe and Healthy working environment, including wearing of uniform and PPE at all times.
  • Ensure the professional image of BGIS is presented to clients at all times.
  • Ensure BGIS plant rooms are locked at all times and kept clean and tidy.
  • Supervise and monitor subcontractor works on site during maintenance.
  • Ensure assigned tasks are actioned and completed as appropriate.
  • Complete tasks with appropriate H&S awareness/implementation.
  • Ensure awareness and compliance with contractual KPI’s/SLA’s.
  • Keep Computer Based Maintenance systems (e.g., Maximo) up to date and close out PPM and reactive tickets with accurate data.
  • Operate a Permit to Work System in line with BGIS Quality, Health & Safety procedures and client requirements (or approved client system).
  • Perform any other task as directed by the Site management team.
  • Ensure the engineering team on site produces required near-miss reports, dynamic risk assessments and detailed records of site activities, and that any non-compliance is challenged and escalated where necessary.
  • Proactively check the operation of the LOTO system in accordance with BGIS Quality, Health & Safety procedures and client requirements.
  • Overview the buildings’ environmental conditions using the BMS System and utilise it to maintain acceptable internal conditions.
