Role Summary
Performs routine, non-complex maintenance duties, including minor repairs and planned activities, ensuring compliance with CBRE safety standards, client and industry requirements.
Duties and Responsibilities
- Undertake minor reactive repair works and general maintenance activities.
- Carry out routine planned preventative maintenance tasks in accordance with CBRE procedures.
- Perform low-pressure hot water system tasks, ensuring legionellae prevention and control compliance.
- Ensure maintenance tasks are completed within agreed timescales.
- Liaise with client representatives regarding maintenance and repair tasks.
- Undertake site surveys and produce Works Requests, Method Statements and Risk Assessments for planned works.
- Repair floor and wall coverings, ceiling tiles, and other minor carpentry and building maintenance as required.
- Accountable for lighting, general lamp changes, replacing plug tops and socket outlets, filter changes on AHUs/FCUs and basic plumbing and drainage requirements.
- Conduct general cleaning duties within plant and equipment areas.
- Assist colleagues in engineering and building works.
- Follow line manager instruction when working on low‑pressure hot water systems.
- Use all relevant tools and equipment within safety guidelines.
- Undertake unsupervised, low‑level planned maintenance and repair of building and engineering assets.
- Initiate maintenance repairs, record, report and communicate work progress with line manager and clients.
- Participate in the embedded labour management, PPM, reactive works and risk management systems.
- Utilise PDA for work completion, communication and updates.
- Complete reactive, PPM jobs and projects in a timely manner.
- Communicate effectively, verbally and in writing, on various aspects of work.
- Carry communication devices to facilitate immediate response.
- Undertake minor project works.
- Work safely in accordance with Health and Safety at Work Regulations.
- Work safely in hazardous areas such as confined spaces and at height after appropriate training.
- Participate in quality improvement initiatives and identify ideas to enhance service quality.
- Work 12‑hour shifts on an alternating shift system and participate in an out‑of‑hours on‑call rota.
- Provide weekday maintenance services participating in an 8‑hour day‑time shift.
- Work planned overtime as required.
- Liaise with line manager regarding plant or equipment failures.
- Learn new techniques and attend training courses where necessary.
- Undertake minor electrical work subject to relevant training.
- Co‑operate and understand duties, demands and inter‑relationships between various maintenance crafts.
- Undertake all reasonable tasks as directed by the line manager.
Qualifications
- NVQ/City & Guilds in relevant building trade subjects.
- City & Guilds 214 Part 1 & Part 2.
- Health & Safety Qualified, e.g., IOSH and/or NEBOSH.
- CSE or equivalent qualifications in mathematics and English.
Experience
- Previous Fabric, Carpentry and Plumbing experience.
- At least 2 years of relevant experience in a customer‑focused technical working environment.
- Experience of Health and Safety procedures & requirements (COSHH, Working at Heights, dynamic risk assessment, etc.).
- Experience working in a high‑profile, customer‑focused environment.
- Experience working with allied building trades.
- Experience assisting with maintenance of heating and ventilating plant, domestic hot, cold and drinking water services and major engineering plant.
Knowledge and Skills
- Good customer relationship skills.
- Basic technical knowledge for own safety and safety of others.
- Computer literate.
- Adequate knowledge of first‑aid treatment for electric shock within the preceding 3 years.
- Ability to work at height using ladders/scaffolds.
- Ability to work in confined spaces.
- Basic practical knowledge of other craft skills.
- Ability to understand and interpret technical drawings, instructions and processes.
- Manual handling training.
- Health & Safety awareness for prefabricated scaffold towers.
