Senior Quantity Surveyor (with Procurement Duties)

About the Opportunity

I'm delighted to be working in partnership with a highly respected, design-led residential developer who deliver exceptional new-build housing projects across Scotland. Due to continued growth, my client is looking to appoint an experienced Senior Quantity Surveyor who will also take ownership of procurement functions across multiple developments.

This is a fantastic opportunity to join an established and forward-thinking company at a senior level, where you'll have genuine influence over commercial strategy and supply chain performance.

The Role

As Senior Quantity Surveyor, you'll be responsible for the full commercial lifecycle of residential projects — from early-stage cost planning through to final account — while also leading procurement activity across materials and subcontract packages.

Key duties include:
  • Preparing cost plans, tender documentation, and subcontract enquiries.
  • Managing tender analysis, contract negotiation, and award recommendations.
  • Overseeing procurement strategies to ensure best value, quality, and programme compliance.
  • Monitoring project costs, budgets, and forecasts; producing detailed commercial reports.
  • Managing interim valuations, variations, and final accounts.
  • Building and maintaining strong relationships with the supply chain and internal teams.
  • Supporting senior management in driving continuous improvement in commercial and procurement processes.
About You

Degree-qualified in Quantity Surveying (or equivalent professional qualification).

Minimum 5 years' experience in residential or housebuilding sectors.

Strong understanding of JCT/NEC contracts and commercial management.

Proven track record in procurement and supply chain management.

Excellent negotiation, analytical, and communication skills.

Commercially astute, detail-oriented, and proactive in identifying value opportunities.
