Job description

MMP Consultancy are currently seeking an experienced Senior Quantity Surveyor to join a leading property services contractor delivering Planned Works programmes across the Leeds region. This is an exciting opportunity for a commercially astute individual to take full responsibility for the financial and contractual management of large-scale planned maintenance and refurbishment schemes within the social housing and public sector. You will oversee the commercial delivery of multi-site frameworks covering kitchens and bathrooms, externals, roofing, compliance upgrades, voids, FRA works, and decarbonisation/retrofit projects.

Key Responsibilities
  • Provide commercial leadership across allocated projects and frameworks, driving profitability, cost efficiency, and accurate forecasting.
  • Manage CVRs, cash flow, forecasting, and earned value, ensuring robust financial reporting.
  • Administer NEC3/NEC4 and JCT contracts, including compensation events, change control, and extensions of time.
  • Lead client and stakeholder engagement, including valuations, progress meetings, and final account negotiations.
  • Oversee procurement and subcontractor management, defining strategy, agreeing rates, and ensuring contractual compliance.
  • Produce and validate applications for payment and subcontractor valuations, maintaining strong audit trails.
  • Support the development of commercial risk management and governance processes.
  • Mentor and guide junior commercial staff, sharing best practice and supporting continuous improvement across the team.
Experience & Qualifications
  • 5-8+ years' post-qualification experience as a QS/SQS within a main contractor, ideally delivering social housing or planned works projects.
  • Demonstrated ownership of CVRs, forecasting, and commercial strategy across multiple projects or frameworks.
  • Strong working knowledge of NEC3/NEC4 (Options A/C/E) and/or JCT contracts.
  • Excellent understanding of Schedule of Rates (SoR/NHF), cost/value reconciliation, and variation management.
  • Exceptional communication and negotiation skills; confident in leading commercial meetings and stakeholder discussions.
  • Advanced Excel user; familiarity with ERP systems such as Dynamics/Navision, COINS, or Causeway advantageous.
  • Degree-qualified in Quantity Surveying (or equivalent); MRICS/MCIOB preferred but not essential.
