About the Role:

We’re looking for a highly experienced Senior Property Acquisition Manager to lead Boots Hearingcare’s property strategy and shape the future of our retail network. Reporting to the Head of Property, you’ll manage the full acquisition process—from market analysis and site selection through to negotiation, due diligence, and contract completion.

Working closely with Boots UK Estates, Project Management, and internal stakeholders across Operations, Finance, and Location Planning, you’ll deliver new store openings, relocations, and shop-in-shop opportunities that balance quality, compliance, and cost effectiveness. You’ll also maintain a pipeline of opportunities, track progress for senior leaders, and provide insights on market trends and competitor activity.

This role suits a strategic thinker and skilled negotiator who can secure the right properties in the right locations, driving growth, efficiency, and exceptional customer experiences.

In this role, you will:

  • Lead the end-to-end property acquisition process – from identifying new sites through to lease negotiations and contract completion.
  • Collaborate with internal stakeholders across Operations, Finance, and Location Planning to ensure property decisions support our business strategy.
  • Deliver new store openings, relocations, and optimisations, including opportunities within the Boots UK estate.
  • Manage due diligence activities including site inspections, fit-out costs, environmental assessments, and financial analysis.
  • Maintain a strong pipeline of potential properties, reporting regularly on progress to senior management.
  • Keep ahead of market trends and competitor activity to inform strategic decisions.

Person Specification:

  • Degree in Property or a related field; RICS membership preferred.
  • Minimum 10 years’ experience in property acquisition, ideally within retail or commercial real estate.
  • Proven track record in negotiating and closing transactions on cost-effective terms.
  • Strong knowledge of UK property law, regulations, and leasing practices.
  • Excellent communication, stakeholder management, and presentation skills.
  • A strategic thinker with strong analytical skills and commercial acumen.
  • Ability to work independently, managing multiple projects with tight deadlines.
