Job summary

Kingston Barnes Ltd. seeks an experienced Senior Project Manager to lead workplace design-and-build projects in the UK, delivering CAT A, CAT A+, and CAT B fit-outs from pre-construction through to handover and defects close-out.

You will unite clients, design teams, site teams, and supply chain, owning the programme, coordinating information, and ensuring robust project controls to meet deadline and budget targets.

Qualifications

• Extensive PM experience in UK CAT A/B fit-out projects.
• Proven capability to manage design-and-build programmes from pre-construction to handover.
• Knowledge of Building Regulations HRB interfaces in fit-out projects.
• Experience delivering projects under JCT 2024 Design and Build contracts.
• Ability to lead clients, design teams, site teams and supply chain.
• Strong reporting, risk registers and commercial awareness.

Responsibilities

• Act as the main day-to-day contact for clients, consultants and supply chain, providing updates and decisive leadership.
• Coordinate drawings, specifications, RFIs, samples and approvals to keep information current.
• Coordinate CAT A and CAT B MEP, fire-safety and technical packages through design, installation and commissioning.
• Manage building regulations interfaces, approvals, change-control and duty holder requirements on higher-risk projects.
• Maintain a visible site presence, resolve constraints early and drive defect prevention.
• Keep accurate project records, risk registers and progress evidence.
• Plan commissioning, handover, warranties and client care transition.
• On smaller projects (<£1m), manage budget, procurement, variations and final accounts.
