Pre-Contract Manager Commercial Fit-Out

Location: Guildford, Surrey

Salary: Up to £100,000 + Commission

Job Type: Full-Time, Permanent

A respected design & build fit‑out contractor is looking to appoint a Pre-Contract Manager at their Guildford office to support the front end of their £1m‑£5m commercial projects. You will play a key role in shaping project strategy, coordinating tenders, and ensuring a smooth transition into delivery.

Role Overview

You will work across multiple tenders and bids, collaborating with internal teams and supply chain partners to ensure each project is scoped, priced, and planned accurately. This is a key role bridging sales, design, and delivery.

Key Responsibilities

• Manage tenders from enquiry through to handover, focusing on projects up to £5m.
• Break down scopes and issue packages to supply chain for pricing.
• Work with new and existing suppliers to suit the scope of works.
• Produce or oversee pricing schedules and collate commercial input.
• Attend surveys, mid‑bid interviews, and pre‑start meetings.
• Support the commercial and delivery teams in setting up secured projects for success.

Requirements

• Minimum 5–7 years experience in pre‑construction, estimating, or commercial roles within fit‑out.
• Strong understanding of the design & build process, especially Cat A & B.
• Ability to manage multiple tenders and deadlines simultaneously.
• Highly collaborative, organised, and commercially aware.
• Based within commutable distance of Guildford.
