Job description

The growth in terms of student intake has put very real pressure upon the maintenance of buildings, grounds and services, caretaking, security, portering and cleaning; and has shown the need for a high level of teamwork, flexibility, loyalty and co‑operation. Any person appointed as a Senior Estate Warden will be part of the Estates and Facilities Management team and will be expected to play their part in the constant battle to keep the College buildings and grounds in the best possible condition and appearance, as well as ensuring the necessary support to all other staff, including their safety. The work will involve a wide range of duties, and hours of work that will vary on a weekly cycle between early morning starts and late evening finishes, including some weekend working. Specific duties will vary according to the times of the day when on duty and will be assigned by the Facilities Manager who will be responsible to the Estates Operations Manager for the effective and efficient service provision.

  • To control and co‑ordinate the jobs issued by the Estates Helpdesk to both wardens and maintenance technicians on site, ensuring that jobs are completed within agreed time scales.
  • To advise the Facilities Manager of any issues which may affect the satisfactory completion of jobs, and take further action if appropriate and directed to do so.
  • To co‑ordinate the purchasing of consumables as required and to maintain stock levels.
  • To prepare staff rotas and advise the Facilities Manager of any staffing needs, ensuring cover in the event of absence and holiday.
  • To monitor ongoing maintenance contractors visits. To contact outside contractors as required to attend sites, particularly in the event of an emergency.
  • To co‑ordinate the recording of staff absence and carry out 'return to work interviews'.
  • To carry out and monitor routine statutory inspections and tests, and maintain written records.
  • Security of premises and its contents, including opening up and locking up, operation of fire and burglar alarms, and key holder responsibilities.
  • Security patrols of buildings and grounds to help in providing a safe working environment for staff, students and visitors, and including the recording and dealing with incidents, misconduct and misuse of equipment / facilities, liaison with the Police and escorting trespassers from the premises.
  • Manning and operation of CCTV systems internally and externally.
  • Occasional driving of College vehicles, including minibuses, between sites.
  • Building services, minor maintenance and handyperson duties including relamping, working within the maintenance and wardening team.
  • Cleaning of premises as directed, removal of rubbish, internal litter picking and monitoring / inspection of work undertaken by cleaning contractors.
  • To respond to emergencies outside of normal College hours and to work at other Centres as required.
  • Carry out First Aider role on a rota basis as necessary.
Out of Hours and Weekend Cover
  • To provide cover for the Facilities Manager during annual leave or other absence.
  • To provide cover of fire alarm/Intruder alarm activation.
  • To provide reactive/emergency maintenance (dependent on skills).
  • To assist with contractors attending site out of normal hours.
  • To be responsible for the site out of hours phone.

Any offers of appointment will be subject to a Disclosure and Barring Service (DBS) check (formerly CRB), a certificate of good conduct if applicable, plus receipt of satisfactory references, Occupational Health clearance, an understanding of safeguarding and qualifications verification. An Enhanced DBS check is required for this position as you will be working within 'Regulated Activity' within a specific place (i.e. the College). This role is classed as working within Regulated Activity. It is an offence to apply for this role if you are barred from engaging in regulated activity relevant to children. Qualifications
  • GCSE Grade C or above in English and Mathematics, or Level 2 equivalent qualification.
  • Previous experience of supervising staff.
  • Able to demonstrate a good level of practical building maintenance skills both domestic and commercial including external water supplies.
  • Experience and knowledge of the main duties including previous experience or the ability to carry out basic plumbing and carpentry.
  • Good timekeeping skills and reliability.
  • Full UK driving licence free from major endorsements.
  • Qualified First Aider or willingness to undertake qualification.
  • Experience of working to Health and Safety standards and legislation.
  • Basic IT skills.
