Job summary

Fawkes & Reece is seeking a Senior Buyer to join its commercial team, procuring materials and plant for residential developments across the North-West. Reporting to the Head of Commercial, you will drive value, ensure on-time delivery, and support budgets across projects.

You will manage supplier performance, negotiate commercial terms, and collaborate with design, estimating, and site teams to resolve cost, material, and programme issues.

Qualifications

• Buying experience within the UK housebuilding or construction industry.
• Strong knowledge of residential building materials and supply chains.
• Proven track record of negotiating commercial agreements and achieving cost savings.
• Excellent supplier relationship management skills.

Responsibilities

• Procure materials and manage suppliers to support residential development projects, ensuring best value, quality, compliance, and timely delivery.
• Support budgets, cost planning, and commercial reporting, including site-start budgets, cost-to-complete reporting, and material reconciliations.
• Prepare tenders, procurement schedules, and supplier orders in line with project programmes and internal procedures.
• Negotiate prices, framework agreements, rebates, and cost savings while balancing programme, quality, customer satisfaction, and health and safety.
• Monitor supplier performance, market trends, inflation, and material availability to manage risk and maintain supply continuity.
• Work closely with development, design, estimating, commercial, site, procurement, and customer care teams to resolve material, cost, and programme issues.
• Review material specifications and schedules to reduce waste, improve value, and support continuous improvement.
• Maintain accurate procurement records, invoice checks, and compliance documentation for live and completed developments.

A regional house builder have a requirement for a Senior Buyer to join their commercial team. The company specialise in New Build Housing developments across the North-West region.

Senior Buyer role

Reporting to the Head of Commercial you will manage the supply chain in respect of material procurement and plant required for residential developments. Ensuring materials are competitively procured to budget, programme, and specification. Thereby contributing to effective operational delivery of housebuilding operations.
