Job Description
The Senior Building Surveyor works as part of a team under the direction of the Building Surveying Directors, delivering core services primarily within the residential and commercial markets. The role requires a proactive, driven professional eager to apply expertise across a variety of surveying disciplines and to develop strong client relationships.
Key Responsibilities
- Providing advice on building defects across all property types and ages.
- Preparing preventative planned maintenance reports, budgeting and advising clients on planned maintenance matters.
- Reviewing pre‑construction information packs and overseeing the RAMS review process for project works and services installations.
- Acting as Project Manager/Contract Administrator on projects ranging in value from £50k to £3m, leading a professional team as required.
- Where appropriate acting as Principal Designer, preparing PCI packs, reviewing CPPs and preparing H&S files.
- Conducting pre‑acquisition surveys on commercial, retail, industrial and residential premises.
- Completing building height surveys and structural appraisals for Building Safety Reports relating to the Building Safety Act 2022.
- Preparing schedules of dilapidations, negotiating claims and providing general advice to landlords and tenants.
- Providing party wall advice to building and adjoining owners (desirable).
- Monitoring development or project works on behalf of landlords, funders or other parties.
- Assisting in company initiatives and leading where required, including business development, service improvement, CPDs and training/mentoring of junior staff and APC candidates.
Key Skills and Qualifications
- Detailed knowledge of construction building pathology and relevant legislation, including fire regulations.
- Ability to maintain and build relationships with client contacts assigned to the role.
- Experience managing a team or aspiration to step into a management role.
- Experience in the residential property management industry is an advantage.
- Self‑management of workload, utilising team members where appropriate.
- Excellent report‑writing, verbal and written communication skills, including spelling and grammar.
- Ability to deal confidently and professionally with clients, property managers, colleagues and contractors via phone, video, email and face‑to‑face.
- Strong organisational and time‑management skills, meeting reporting deadlines.
- Self‑starter able to work effectively remotely and independently, managing own workload and pipeline.
- IT literate in Microsoft Office (Word, Excel, Outlook).
- Professional and courteous customer‑facing manner with a commitment to excellent service.
- Valid clean UK driving licence.
- AutoCAD ability desirable.
Qualifications
- MRICS qualified with a minimum of 2 years PQE.
- Building Surveying graduate from a UK institution with a RICS‑accredited BSc (minimum 2:2).
- Willingness to complete DBS and CSCS checks (in date).
- Commitment to additional training as required to maintain and develop skills, paid for by the company.
