Qualifications

The role

The Senior Area Facilities Manager will support the Technical Services Lead in the creation, monitoring and advancement of key facilities related policies and company Health & Safety Arrangements. Being actively involved in the population of site documentation and acting as a liaison between sites, contractors and the Technical Services Lead on key issues, the role will be key to improving service delivery to our building teams and members.

The Senior Area Facilities Manager will lead our company energy management plan, working with both internal and external stakeholders to deliver tangible results on both energy and carbon reductions.

Additionally, the role will also encompass the management of our departmental capital expenditure planning to ensure we are investing in the right areas to improve the estate and drive down issue resolution. A key component of the roles will be to conduct various building surveys and audits to ensure site and contractor compliance with government legislation and Fora FM standards.

In addition to the above the role will involve some levels of basic administrative tasks, as well as assistance with some ad‑hoc project‑based works on the portfolios various building services upgrades.

Key Responsibilities
  • Support the Technical Services Lead in managing all technical services contracts and delivery of planned and reactive across the estate.
  • Develop relationships with key contacts within third party contractors.
  • Manage, develop and support Area Facilities Managers.
  • Manage large scale reactive works and items that have or are going to exceed SLA through to completion.
  • Support on management of key enterprise locations and issue resolution, support operations with regular updates and key client communications.
  • Liaising between sites teams and third‑party contractors on key issues across the portfolio.
  • Coordinate and oversee capital projects, ensuring alignment with company objectives and timelines.
  • Take ownership of the master capital tracker to monitor project progress, budget adherence, and resource allocation.
  • Collaborate with cross‑functional teams to ensure seamless execution of capital initiatives.
  • Develop auditing framework for main service delivery contracts to proactively manage performance.
  • Monitor, track and escalation SLA performance on key contracts and critical reactive works.
  • Lead the company’s energy management initiatives with a focus on driving down operational costs.
  • Develop and implement energy efficiency strategies to optimise resource usage and minimise environmental impact.
  • Monitor energy consumption across sites, identify areas of improvement, and recommend cost‑saving measures.
  • Contract management of smaller contracts (Lifts, P&D, Life safety).
  • Liaise with helpdesk on outstanding issues and quoted works when required.
  • Take risk assessment actions from FM portal into FORA action plan template and distribute to correct stakeholders.
  • Ensure RA actions are closed out and keep FM portal up to date.
  • Undertake quality assurance across the portfolio.
Knowledge and experience
  • Excellent written and verbal communication skills
  • Confident working independently and as part of a team
  • Customer service experience desirable
  • At least 2 years experience in an area facilities manager role or similar
  • Knowledge of mechanical and electrical contract management
Job Specific and technical skills
  • Maintaining good all‑round knowledge and experience of Facilities Management including quality management, legal compliance, environment policies and general duty of care
  • Technical mindset.
  • Proficient with Microsoft Office and Excel
  • Previous experience in managing outsourced subcontractors.
Education and qualifications
  • A Levels
  • RICS qualified or equivalent is desirable
  • Other relevant professional qualifications are desirable
