Pub Overview

The area: The pub is one of 7 pubs found in an area of around 7,560 adults. The customer base is made up of a range of customers of mainly medium affluence. The pub is located just outside the town centre, next door to Southend Football Club.

The offer: The Spread Eagle is available on our investment tenancy agreement. A full refurbishment inside and out, including a newly designed external courtyard, will transform the Spread Eagle into a high-quality community wet-led pub. The offer will include a range of drinks including beers, ciders, wines and spirits as well as low and no alcohol options. It will have a coffee offer and simple bar snacks to compliment the drinks selection.

We would expect the new operator to maintain a strong community focus, introducing a lively calendar of events including live sports, quizzes, pool, and darts. Its welcoming, social atmosphere will make it ideal for locals looking for a go-to venue to meet friends.
