Overview

As a Residential Property Manager, you will expertly manage a portfolio of high‑end residential properties in Central London. Your focus will be on delivering exceptional living experiences for tenants while maintaining operational efficiency and upholding the highest standards in property management.

Key Accountabilities
  • Manage a diverse mix of tenancy types, including Assured Shorthold Tenancies (ASTs), contractual, regulated, and handbook‑governed tenancies.
  • Welcome new tenants and build positive relationships from the start of their tenancy.
  • Oversee both reactive and proactive maintenance, ensuring timely and cost‑effective solutions.
  • Handle complaints and resolve issues efficiently.
  • Ensure compliance with health and safety requirements such as EPC, EICR, PAT testing, and gas safety.
  • Manage works: obtain quotes, liaise with contractors, and sign off completed jobs.
  • Prepare void units for marketing and re‑letting, and conduct weekly inspections during vacant periods.
  • Arrange access for inspections and works while maintaining accurate records.
  • Collaborate with the credit control team to ensure prompt rent payments and manage arrears.
  • Handle end‑of‑tenancy matters, including eviction notices and deposit negotiations.
  • Process invoices and challenge quotes where necessary.
  • Manage utility recharging and work closely with utilities consultants.
  • Lead small‑scale property projects to maximise yield and collaborate on larger initiatives.
  • Work closely with block management and facilities teams to keep tenants informed and maintain shared amenities.
  • Act as the main point of contact for all tenant enquiries.
  • Occasionally take out‑of‑hours emergency calls and attend meetings as required.
  • Maintain effective file management and support internal collaboration across the division.
Qualifications
  • At least 2 years’ experience in residential property management with a well‑defined property portfolio.
  • Excellent communication and client‑relationship skills, with the ability to build trust and rapport.
  • Strong commercial awareness and understanding of the business side of property management.
  • Familiarity with tenancy agreements, maintenance, and tenant relations.
  • Experience with property management software (beneficial).
  • ARLA qualification (advantageous but not mandatory).
  • Ability to manage various tenancy types and stay informed about industry trends.
  • Proactive approach to maintenance management and service delivery.
  • Strong organisational skills and keen attention to detail.
