Research Analyst, Development Planning & Feasibility EMEA

The Research Analyst, Development Planning & Feasibility EMEA will be responsible for conducting in-depth research and analysis on hotel markets across Europe, Middle East and Africa to facilitate the delivery of profitable growth for Marriott International. The Research Analyst will also prepare financial analyses and valuations of proposed projects, which can be new build, conversions, adaptive reuse, repositioning of existing hotels, etc. These markets and economic evaluations are instrumental to achieving Marriott International's long‑range growth strategy. The position of Research Analyst in Development Planning and Feasibility requires an understanding of the hotel industry and the development process. This role reports to the Director of Development Planning & Feasibility.

  • Associates in multiple disciplines, such as Development, Operations, Business Analysis, Asset Management, other Finance disciplines, Legal, Global Design, Brand and Revenue Management.
  • Professionals at firms outside of Marriott, such as HVS, JLL, C&W, etc. and senior personnel with other lodging businesses.
  • Third‑party developers, operators, franchisees.
Location, Language, and Travel Requirements
  • The Research Analyst, Development Planning & Feasibility EMEA is located in the London office.
  • High proficiency (speaking, reading and writing) in English is required. Proficiency in additional languages including but not limited to German, Spanish, Italian or French is preferable.
  • Business travel required, initially limited to less than 5%, increasing in frequency over time.
Expected Contributions
  • Assist in preparing feasibility studies for all Marriott lodging products, including gathering relevant market information, performing primary market research on economic, demographic, and urban development trends, and assessing competitive lodging market performance.
  • Assist in the assessment of the appropriateness of potential hotel sites and opportunities for converting existing hotels to Marriott International (MI) brands.
  • Analyze market information and forecast occupancy and average room rates for proposed projects.
  • Compile financial comparables for use in creating financial pro forma statements as needed.
  • Interact with appropriate Marriott personnel in Development, Operations, Business Analysis, Finance disciplines, Brand, Global Design, Revenue Management, and Legal.
  • Prepare concise written documentation presenting findings and conclusions for each project.
  • Perform franchise contract valuations and investment analysis to determine the financial and economic viability of proposed projects.
  • Support more senior Feasibility associates in analyzing complex franchised and managed deals.
  • Contribute to the team's knowledge base through specific and targeted assignments in relevant areas of interest.
  • Respond to, solve, and make decisions on standard/routine business requests with limited risk.
  • Carry out responsibilities independently, contributing to team, department, and business results.
  • Assist the team in achieving business results by utilizing technical knowledge to enhance business processes, establishing priorities, preparing and assisting with internal and external business meetings, and allocating time effectively to meet goals.
  • Demonstrate personal strengths and areas for improvement, acting independently to improve skills and knowledge.
  • Maintain knowledge of the latest trends and events in the hospitality industry, especially across EMEA, by reading publications, attending seminars or conferences, monitoring economies and hotel sectors, sharing learnings, networking, and performing other duties as appropriate.
  • Comply with Marriott International policies and procedures, performing all work duties ethically and honestly to ensure the company’s integrity.
Minimum Requirements and Qualifications
  • Bachelor’s degree in hospitality or finance‑related areas.
  • Minimum of 2 years of relevant work experience within the hospitality industry.
  • Excellent verbal and written skills in English; full command of American business communication style. Proficiency in other languages highly desirable.
  • A thorough understanding of real‑estate appraisal theory.
  • Knowledge of hotel operating statements, operating structure, and environment. Prior hotel operations and market analysis experience highly regarded.
  • Proficiency in Microsoft 365 suite, including Teams, PowerBI, spreadsheets, Word processing, and graphic presentation software.
  • Foundational understanding of artificial intelligence tools, with an eagerness to learn and apply them to support data‑driven decision‑making and improve operational efficiency.
  • Ability to travel.
