Job summary

Think Recruitment in North Northamptonshire is seeking an experienced Repairs Officer (Voids Surveyor) to start ASAP. The role is office and site based, rate £39.50 per hour via Umbrella, initially for 3 months (rolling).

You will carry out void surveys for specification, safety visits, snagging and post inspections; manage surveys, prepare specs, tender documents and reports; supervise contractors and in-house trades; lead operational teams and monitor KPIs.

Qualifications

• Minimum 5 years’ experience in void surveys or social housing roles.
• Experience preparing specifications and tender documents.
• Strong knowledge of health, safety and environment regulations.
• Proven ability to supervise contractors and in-house trades.

Responsibilities

• Carry out void surveys for specification, safety visits, progress checks and post inspections.
• Prepare specifications, tender documents, technical reports and provide professional guidance.
• Oversee contractors and in-house trades; conduct pre/post-work inspections and site meetings.
• Lead and support operational teams; supervise staff and deputise for Team Leader when needed.
• Plan workloads, monitor KPIs and ensure efficient use of time, materials and resources.
• Maintain customer, contractor and internal communications to deliver a high-quality repairs service.

Job description

My client is looking for an experienced Repairs Officer (Voids Surveyor) in North Northamptonshire to start ASAP.

Rate - £39.50 per hour via Umbrella.

Location - North Northamptonshire (office and site based).

Duration - 3 months (rolling).

• Carrying out void surveys for specification, site safety visits, work in progress visits, snagging & post inspections. 5 years experience needed, ideally having worked within social housing previously.
• Manage property maintenance projects by carrying out surveys, preparing specifications, tender documents, technical reports, and providing professional advice to ensure compliance with health, safety, building, and environmental legislation.
• Oversee contractors and in-house trades by conducting pre- and post-work inspections, supervising works, attending site meetings, maintaining audit records, and supporting best-value partnerships.
• Lead and support operational teams through supervision, recruitment, performance management, staff development, and deputising for the Team Leader when required.
• Monitor service delivery by planning workloads, tracking performance against agreed KPIs, and ensuring efficient use of time, materials, and resources.
• Maintain effective communication with customers, contractors, and internal teams to deliver a high-quality, customer-focused repairs service.
• Identify, assess, and mitigate operational risks while ensuring accurate stock audits, record keeping, and accountability for organisational resources.INDPS
