Job summary

Randstad Construction and Property in Middlesbrough is seeking an experienced Quantity Surveyor to own the commercial on-site management of healthcare schemes, from procurement through final accounts. The role targets a commercially sharp QS with 5–8 years of post-graduate experience and a proven track record in healthcare projects. Strong JCT D&B and NEC contract knowledge is essential, with Viewpoint 4P experience preferred.

Qualifications

• 5–8 years of post-graduate commercial experience in main contracting.
• Healthcare environment experience (NHS/private clinics/refurbishments/new builds) is highly desirable.
• Deep understanding and practical application of JCT D&B and NEC contracts.
• Hands-on experience with Viewpoint 4P or equivalent document management platforms.
• CSCS card held and SMSTS/SSSTS certification preferred.

Responsibilities

• Lead as the main commercial contact on site, managing financial performance with Site Manager and Project Manager.
• Oversee CVRs, WIP valuations, and monitor margins against tender allowances.
• Produce cash flow projections and manage client payment applications.
• Monitor site preliminaries, staffing, and labour allowances against budgets.
• Prepare BoQs, take-offs, and manage subcontractor procurement from tender to award.
• Administer JCT D&B and NEC contracts and maintain contract documentation.

Job Title: Quantity Surveyor

About the Role

We are looking for an experienced Quantity Surveyor to step into a position on site in Middlesbrough. Working alongside a Site Manager and Project Manager within a tight-knit delivery team, you will take full commercial ownership of local schemes from procurement through to final accounts.

This role is ideal for a commercially sharp QS with 5-8 years of post-graduate experience, particularly those with a proven track record delivering projects within live healthcare environments.

Key Responsibilities

• Commercial Leadership: Serve as the main commercial contact on site, managing financial performance alongside the Site Manager and Project Manager.
• Cost Control & Reporting: Lead Monthly Cost-Value Reconciliations (CVRs), manage Work in Progress (WIP) valuations, track profit & loss, and monitor live margins against tender allowances.
• Cash Flow & Forecasting: Produce accurate cash flow projections, monitor project expenditure, and manage client applications for payment.
• Preliminaries & Resources: Monitor site preliminaries, staffing, and labour allowances against baseline budgets.
• Procurement & Estimating: Prepare schedules, carry out detailed material take-offs, prepare Bills of Quantities (BoQs), and manage subcontractor procurement from tender through to award.
• Contract Administration: Administer standard contracts with strong expertise in both JCT Design & Build and NEC contract suites.
• Document Management: Utilize Viewpoint 4P for document control, commercial records, and project correspondence.

Key Requirements & Qualifications

• Experience: 5 to 8 years of post-graduate commercial experience within main contracting.
• Sector Expertise: Prior experience working within healthcare environments (NHS / private clinics / refurbishments or new builds) is highly desirable.
• Contract Knowledge: Deep understanding and practical application of JCT D&B and NEC contracts.
• Document Control Systems: Hands-on experience using Viewpoint 4P (or equivalent document management platforms).
• Education & Certifications:
  • Degree / Further Education qualification in Quantity Surveying or Commercial Management.
  • Valid CSCS Card.
  • SMSTS or SSSTS certification preferred.
