Job summary

Tailor Recruitment Ltd is recruiting an experienced Quantity Surveyor to join a growing residential construction and development business in the North West.

You will own procurement, cost planning, valuations, variations, cost reporting and final accounts, working closely with site and contracts teams to deliver projects safely, efficiently and commercially. This is a hands-on, commercial role that requires a proactive approach and the ability to challenge costs when needed.

Qualifications

• Experience with main contractor or residential developer.
• Strong subcontractor procurement and account management.
• Proven ability to manage budgets, valuations, variations, cost reporting and final accounts.
• Knowledge of JCT contracts and construction payment processes.
• Excellent organisation and proactive reporting.

Responsibilities

• Involved from procurement and cost planning through to valuations, variations, cost reporting and final accounts.
• Work closely with site and contracts teams to ensure projects are delivered safely, efficiently and commercially.
• Take ownership of project performance and provide timely, clear reporting to stakeholders.
• Identify commercial issues early and propose effective mitigations.
• Balance competing priorities in a fast-moving project environment.

This is a hands-on, commercially focused role for someone who wants to take real ownership of project performance and have a direct influence on commercial decision-making.

You'll be involved from procurement and cost planning through to valuations, variations, cost reporting and final accounts, working closely with the site and contracts teams to ensure projects are delivered safely, efficiently and commercially successfully.

This is not a role where you'll simply produce reports from behind a desk. We're looking for someone who understands construction, gets involved, asks the right questions and spots commercial issues before they become problems.

What we are looking for

• Experience working for a main contractor, residential developer or developer-contractor.
• Strong experience in subcontractor procurement and account management.
• Proven experience managing project budgets, valuations, variations, cost reporting and final accounts.
• Good knowledge of JCT contracts and construction payment processes.
• Strong commercial awareness and the confidence to challenge costs, scope and inaccurate or incomplete information.
• Strong Excel or Google Sheets skills.
• Excellent organisation and attention to detail.
• A proactive, hands-on approach with clear and timely reporting.
• The ability to work collaboratively with construction teams while maintaining strong commercial control.
• Experience in residential apartments, conversions, refurbishment or new-build projects would be particularly relevant.

A Quantity Surveying, Commercial Management or related qualification is preferred, but strong practical construction and commercial experience will also be considered.

We're looking for someone who is commercially sharp but also understands what happens on site.

You'll be someone who:
