Quantity Surveyor – Main Contractor, Ballymena, Northern Ireland
Full time, Permanent. £50,000 - £55,000 per year.
About the Role
A leading main contractor is seeking an experienced Quantity Surveyor to support the commercial management of a varied portfolio of construction projects across Northern Ireland. This is an excellent opportunity to join a well‑established contractor delivering high‑quality building and refurbishment schemes within the public and private sectors.
Key Responsibilities
Pre‑Construction & Cost Planning
- Prepare initial cost estimates, feasibility studies, and cost plans based on design information.
- Analyse drawings, specifications, and project documentation to build accurate budgets.
- Advise on materials, construction methods, and cost‑effective alternatives.
- Support tender preparation, subcontractor inquiries, and pricing submissions.
Commercial Management During Construction
- Manage project budgets, expenditure tracking, and cashflow forecasting.
- Prepare and submit accurate valuations, variations, compensation events, and progress claims.
- Conduct risk assessments and support mitigation actions from a commercial standpoint.
- Assist with procurement of subcontractors and suppliers, ensuring competitive and compliant procurement processes.
- Monitor subcontractor performance, reviewing claims, applications, and final accounts.
Contract Administration & Compliance
- Ensure all work is delivered in line with contract conditions, building regulations, and statutory requirements.
- Maintain detailed commercial records and ensure audit‑ready documentation.
- Work closely with site teams to ensure cost control aligns with programme and quality targets.
- Assist with dispute resolution, negotiations, and commercial reporting to senior management.
Stakeholder Engagement
- Develop strong working relationships with clients, subcontractors, consultants, and internal delivery teams.
- Provide clear cost updates, financial forecasts, and commercial insight to project managers and directors.
- Represent the contractor professionally during site visits, meetings, and commercial reviews.
Skills & Experience Required
- Strong knowledge of construction methods, materials, and industry standards.
- Excellent budgeting and cost management capability.
- High levels of numeracy with strong IT skills (Excel, measurement software, commercial packages).
- Good understanding of Building Regulations and contractual procedures.
- Strong organisational and time‑management skills.
- Excellent communication, negotiation, and stakeholder engagement abilities.
- Ability to work collaboratively as part of a project team.
- Relevant qualifications (e.g., Quantity Surveying degree or equivalent) and experience within a main contracting environment are highly desirable.
