WANTED! Hybrid working Property Portfolio Manager to lead the day-to-day management of a growing portfolio of co-living and student properties across Oxford and Coventry - taking full ownership of operations compliance and performance-based growth.

A growing property management business is seeking an experienced and self-driven Property Portfolio Manager to oversee a portfolio of co-living and student houses.

This is an autonomous role where you’ll have the freedom to manage operations, make decisions and directly benefit from the portfolio’s performance through a profit-sharing structure.

Reporting directly to the Company Director this opportunity is ideal for someone who thrives on independence, accountability, and tangible results.

The role offers the opportunity for hybrid working but the candidate’s location needs to be geographically appropriate and candidates with previous experience in Property Management and experience in the student rentals will be considered preferentially.

What You’ll Be Doing (Key Responsibilities)
  • Manage approximately 25 co-living properties (around 150 rooms) end-to-end covering tenant relations, bookings, rent collection, renewals and inspections.
  • Act as the main point of contact for tenants, contractors and suppliers.
  • Coordinate maintenance, cleaning and compliance activities across the portfolio.
  • Ensure full legal compliance including HMO licensing, safety checks and deposit protection.
  • Maintain occupancy rates above 95% through proactive marketing, listings and viewings.
  • Oversee financial performance within a monthly operating budget and produce concise weekly reports.
  • Drive operational improvements and expansion opportunities within Oxford and beyond.
What We’re Looking For (Skills & Experience)
  • Minimum 5 years experience in property management, lettings or operational leadership.
  • Proven ability to manage maintenance, compliance and tenant relations efficiently.
  • Proficient with digital tools such as Landlord Vision, Zoho, QuickBooks and Google Workspace.
  • Highly organised, dependable and able to work independently with minimal supervision.
  • Strong problem-solving and decision-making skills with a results-driven mindset.
  • Full UK driving licence and access to a car.
