This is a great opportunity for a Property Manager Assistant to take the next step in their Property career & become a Property Manager.
You must have a full clean, UK Driving Licence. Excellent communication and organisational skills.
IT proficient.

Daily Responsibilities
- Day to day management of a portfolio of properties.
- Dealing with incoming maintenance and instructing work orders; regular updating of landlords and tenants.
- Regularly accessing the “Change Over Board” to update the diary with check‑outs and move‑ins; updating Property Management sections on the board.
- Advising landlords of any notice to leave, tenancy issues, rent arrears or other matters relating to the property and tenancy.
- Carrying out check‑outs as they arise, compiling the check‑out report, finalising return of deposit and preparing the property for the next tenancy.
- Carrying out move‑ins as they arise, preparing an updated inventory and meeting tenants at the property; sending inventory to tenants and landlords.
Weekly Responsibilities
- Maintain safety certificates log, instructing and completing safety certificates on SME (Management Software) and DropBox.
- Sign off maintenance jobs, upload invoices, close off invoices and update maintenance log on SME.
- Report on keys and chase keys back from contractors.
- Update utilities, council tax and log meter readings on SME for each tenancy change‑over.
- Weekly meeting and reporting with the team on property management issues and progress reports.
Monthly Responsibilities
- Interim inspections – booking appointments into the diary, maintaining the SME log, carrying out inspections and sending inspection reports to landlords/tenants.
Ad Hoc Responsibilities
- Project manage upgrading works at properties, liaising with landlords and contractors to complete works within budget and timeframe.
- Project manage insurance claims for properties, liaising with landlords, contractors and tenants to complete the works.
- Prepare HMO applications and submit to City of Edinburgh Council.
- Provide holiday/sickness cover for the Property Manager team, as well as viewings and dealing with letting enquiries when required.
- Carry out general tasks as and when required, to assist the team for the smooth operation of the business.
Qualifications
Quailifications Requirement: ARLA Property Mark Technical Award Level 6 or equivalent (desirable).
