Construction Project Manager
Reports to the Construction Manager and Construction Director. Responsible for ensuring health and safety, protection of works, presentation, quality of houses, safe, efficient and cost‑effective works, and highest quality of work and customer service within the given timescales.
Principal Accountabilities
- Manage day‑to‑day running of the development and provide clear direction to those working on the construction site.
- Implement health and safety procedures in close collaboration with Bellway Health and Safety Managers.
- Motivate, support and manage directly employed site staff, providing toolbox talks, training, coaching and support to improve performance.
- Maintain site presentation at the correct standard at all times.
- Deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation.
- Fully conform to building regulations and warranty provider requirements (NHBC, LABC Services).
- Ensure accurate production/progress returns are updated and sent to the relevant manager.
- Maintain adequate site records including Site Manager’s reports, labour requirements, plant, materials, site inductions and health and safety records.
- Inspect and ensure any remedial work is completed in advance of each NHBC key stage inspection.
Experience, Qualifications and Skills
Experience
- Senior Site Manager or Construction Project Manager experience with a high‑volume residential house builder.
- Effectively managing teams.
- Up‑to‑date knowledge of health and safety and building legislation.
Qualifications and Training
- GCSE Maths and English – Grade C or above (or equivalent).
- Valid CSCS card at Site Manager level (or equivalent).
- Valid SMSTS certificate.
- Valid First Aid certificate.
- Construction Management – HNC Level 4, HND Level 5 or NVQ Level 6 desirable.
- Valid Scaffold Appreciation certificate desirable.
- Valid LOLER certificate desirable.
Skills and Aptitude
- Effective communication and listening skills.
- Good administration skills.
- Works effectively to deadlines and competently works on multiple tasks simultaneously.
- Ability to work on own as well as part of a team.
- Proficient IT skills along with good Microsoft Office knowledge.
- Committed to continuous improvement.
The Role and Working Conditions
- Willing to be flexible in respect to day‑to‑day duties and hours worked.
- Working outside in all weathers.
- Ability to travel to development sites, including the divisional office.
