DIRECT HIRE
The Project Manager (PM) job description can vary greatly from one project to the next. The variance is based upon the dynamics of a project team, the customer, the contract requirements and the skill set of the PM.
COST CONTROL / ESTIMATING
- Proposal preparation and assistance.
- Construct bid packages for scope, issue bids, receive and negotiate proposals.
- Prepare trade subcontracts.
- Track subcontract awards and documentation.
- Track overall budget.
- Routine budget reporting of the financial status to both the owner and internally to BCC.
COORDINATION AND CONTROL
- Maintain contract drawings and specifications write‑ups for project team’s use.
- Apply the proper submittal process.
- Manage weekly progress meetings and contribute to the proper preparation and documentation of the meeting.
- Communicate effectively, not only verbally but also in writing skills (i.e.: e-mail, letters/correspondence, meeting minutes, etc).
- Maintain accurate records and document control.
- Participate in effective internal team meetings regularly.
- Communicate / Provide information to Project Team.
- Coordinate the shop drawing with field installation.
- Coordinate distribution of a shop drawing from one subcontractor with other subcontracts that need the information for his work.
TECHNICAL UNDERSTANDING
- Manage and administer the contract documents (drawings, technical specifications, front‑end documents, etc.).
- Manage and administer the scope of work with the Owner and with Subcontractors.
- Understand the Construction Specifications Institute’s (CSI) divisions with regard to materials and equipment installation and level of quality.
- Read and understand blueprints in plan, section and detail.
- Read technical specifications and be able to determine material and submittal requirements.
- Manage the subcontractor Scopes of Work.
- Develop value engineering ideas to save money and/or improve timing and quality.
- Execute quantity take‑off.
- Manage the extra work process and field order and/or request for extra work and support PM in this effort.
PLANNING AND SCHEDULING
- Develop a detailed project schedule from Bid Documentation, conceptual information and/or detailed plans and specifications.
- Recognize and track subcontractor progress to ensure productivity will meet the Master Schedule.
- Understand the means and methods of communicating job progress concisely and accurately.
- Learn to identify schedule impacts from changes or problems that arise in the field.
- Participate with Team in project schedule development.
- Learn project schedule
- Be able to identify areas of concern for material deliveries as it relates to the construction schedule.
SAFETY
- Manage the Corporate Safety Program.
- Assist with maintaining safety documentation & reporting.
- Identify an unsafe condition.
- Be current with OSHA 30 Hour Training.
- Maintain current certification in CPR, First Aid and MUST Safety.
- Participate in a weekly Safety walk around.
LEADERSHIP
- Collect and evaluate facts in order to make sound decisions.
- Manage feedback from Customers, AE’s, Subcontractor’s, etc., without being defensive or close‑minded. Evaluate and to communicate the feedback to your teammates.
- Accomplish goals that require the support and resources of others.
