Project Manager

Pay: £35,000 - £45,000
Hours: Monday - Friday

As Project Manager, you will take full ownership of fit‑out and refurbishment projects from pre‑construction through to handover — making sure they're delivered on time, on budget, and to the high‑quality standards District Four is known for. You will lead site teams and coordinate closely with clients, design colleagues, subcontractors, suppliers and other stakeholders to ensure seamless execution of projects.

Responsibilities
  • Manage and deliver commercial fit‑out and refurbishment projects (offices, hospitality, commercial interiors) from inception/design stage through to completion and handover.
  • Develop and manage project programmes, schedules, site logistics and resource allocation, ensuring on‑time delivery.
  • Oversee procurement of materials, furniture, finishes, and coordination of suppliers/subcontractors, including joinery, M&E, partitions, flooring, ceilings, decoration and furniture installation as needed.
  • Maintain commercial control: budget monitoring, cost control, reporting of variations, cost forecasting and ensuring profitability while safeguarding quality.
  • Act as the main point of contact for clients, consultants, designers, subcontractors and internal teams; manage stakeholder relationships and client expectations throughout the project.
  • Conduct regular site inspections and quality checks; enforce quality assurance and ensure work meets company standards, design specifications and contractual requirements.
  • Guarantee compliance with all health & safety regulations, building regulations, site risk assessments, CDM requirements, and ensure proper site documentation and safety protocols.
  • Produce regular project reports/status updates for senior management and clients; maintain project documentation and handover paperwork.
  • Provide leadership, direction and support to site teams (site managers, contractors, labour) to ensure efficient project delivery, quality workmanship, and adherence to schedule.
Qualifications
  • Minimum 2 years' experience as a Project Manager within commercial fit‑out / refurbishment / construction.
  • Solid working knowledge of Health & Safety, site procedures and safety documentation.
  • Practical experience working within CDM regulations.
  • Understanding of UK Building Regulations and construction compliance.
  • Experience overseeing multiple trades and subcontractor packages.
  • Strong project planning, organisational and coordination skills.
  • Full UK driving licence and willingness to travel to sites.
Desirable
  • H&S qualifications (e.g., SMSTS, SSSTS, NEBOSH or equivalent).
  • Experience working within CHAS frameworks or similar accreditation standards.
  • Formal construction‑related qualifications (HNC/HND/Degree) or Project Management credentials.
  • Experience with CAT A/CAT B office fit‑outs, furniture installation, and turnkey design & build projects.
