Borne Resourcing Limited is seeking an experienced Project Director to lead two major Design & Build projects in London, including Kingston and Putney developments. You will oversee a Project Manager and site teams, driving delivery, managing risks and coordinating with design, technical and commercial teams.

With strong leadership, a solid main-contractor background, and a track record of delivering large-scale schemes, you will report to the Managing Director and manage client/consultant

• Proven delivery of £15m-£40m+ new-build projects.
• Residential, hotel, co-living or multi-storey project experience.

Project Director - 2 x £30m New-Build Projects

Location: Kingston & Putney, South West London

Salary:circa £120,000+ + Package

Employment: PAYE or Ltd Company considered

Borne Resourcing are recruiting an experienced Project Director for a privately owned London main contractor, established for approximately 25 years.

The Project Director will provide overall leadership across two major Design & Build projects:

• Kingston: £30m, 9-storey new-build co-living development, already underway.
• Putney: £30m, 200+ bedroom new-build hotel, progressing towards construction.

Reporting directly to the Managing Director, you'll work alongside a Project Manager, overseeing both projects with support from established site teams and commercial, buying, technical and engineering departments.

The role:

• Provide overall leadership across both £30m projects.
• Oversee the Project Manager and site teams.
• Challenge programmes, manage risks and drive delivery.
• Work closely with design and technical teams.
• Monitor commercial performance, procurement and project costs.
• Manage senior client and consultant relationships.
• Report directly to the Managing Director.

What we're looking for:

• Experienced Project Director, Contracts Director or senior construction professional.
• Main contractor background, ideally with a small or medium-sized business.
• Proven delivery of £15m-£40m+ new-build projects.
• Strong Design & Build and pre-construction experience.
• Residential, hotel, co-living or similar multi-storey experience.
• Excellent commercial acumen, leadership and programme awareness.
• Microsoft Project experience; Procore beneficial.
• The contractor has a strong London project portfolio, with a potential further £18m hotel extension in Vauxhall in the pipeline.

Package: £120,000+ depending on experience, plus negotiable package. PAYE or Ltd Company arrangements considered, subject to agreed terms.
