Job summary

United Infrastructure is seeking a highly skilled Pre Construction Manager to join our team in Swanley, UK. You will oversee all aspects of the pre-construction phase to ensure projects are set up for success from the outset.

You will coordinate design teams, manage procurement considerations, and support cost planning with QS teams, while ensuring compliance with Building Safety regulations and digital record-keeping. Strong knowledge of façade systems and fire safety is essential.

Qualifications

  • Degree in Construction Management, Architecture, Engineering, or similar.
  • Membership of CIOB, RICS, or similar professional body.
  • Experience with pre-construction and design coordination.
  • Knowledge of BIM, document control systems.

Job Description

We are seeking a highly skilled and experienced Pre Construction Manager to join our team in Swanley, United Kingdom. In this pivotal role, you will be responsible for overseeing all aspects of the pre‑construction phase, ensuring projects are set up for success from the outset.

Technical & industry expertise
  • Strong understanding of façade systems (e.g., rainscreen cladding, curtain walling, EWI, brick slip systems).
  • In‑depth knowledge of fire safety regulations, including:
    • Building Safety Act 2022
    • Approved Document B
    • PAS 9980 and BS 8414
  • Experience with remediation of non‑compliant cladding (e.g., ACM, HPL, timber).
  • Familiarity with design coordination and value engineering in pre‑construction phases.
  • Ability to interpret and challenge architectural and engineering drawings.
Project & commercial acumen
  • Proven experience in early‑stage project planning, including:
    • Strong understanding of procurement strategies and supply chain engagement.
    • Ability to support cost planning and budget development in collaboration with QS teams.
    • Experience working with framework agreements and public sector clients (e.g., GLA, DLUHC‑funded schemes).
Stakeholder & team management
  • Excellent communication skills for liaising with:
    • Clients
    • Design consultants
    • Internal delivery teams
  • Ability to lead design team meetings and drive progress.
  • Experience in client presentations and bid support.
  • Collaborative mindset with ability to work cross‑functionally (commercial, design, delivery).
Regulatory & compliance awareness
  • Familiarity with Building Control processes, including Gateway 2 submissions.
  • Understanding of Golden Thread principles and digital record‑keeping.
  • Awareness of resident engagement requirements under the Building Safety Regulator.
Qualifications
  • Degree in Construction Management, Architecture, Engineering, or similar.
  • Membership of CIOB, RICS, or similar professional body.
  • Proficiency in tools such as:
    • MS Project / Asta Powerproject
    • BIM platforms (e.g., Revit, Navisworks)
    • Document control systems (e.g., Aconex)
