Job summary

Daniel Owen Ltd. is seeking an experienced Planned Works Surveyor for a North London-based role supporting planned works, repairs, and property maintenance across housing stock.

You will lead inspections, develop specifications, manage contractor works, and monitor performance to ensure safety, quality and budget adherence. Strong knowledge of building regulations, CDM and housing safety is essential.

Qualifications

• 5+ years' experience in housing repairs or property maintenance.
• Strong knowledge of building construction, defects, damp & mould.
• Proven inspections and defect diagnosis experience.
• Experience managing contractors and monitoring performance.
• Familiarity with SOR, HHSRS, asbestos management, Building Regulations and CDM.

Responsibilities

• Undertake pre-, WIP and post-inspections and diagnose defects.
• Prepare specifications, scopes of work and reports.
• Raise and manage works orders for contractors.

Planned Works Surveyor - North London

£40.00 per hour Umbrella

We are currently recruiting for 2 experienced Planned Works Surveyor to join a leading housing organisation based in North London, supporting the delivery of planned works, structural repairs, component replacement programmes and general property maintenance across its housing stock.

The successful candidate will manage works from initial inspection through to completion, ensuring all works are delivered safely, efficiently, within budget and to the required quality standards.

Key Responsibilities

• Undertake pre-, WIP and post-inspections, diagnosing defects and identifying appropriate remedial works.
• Prepare specifications, scopes of work, reports and supporting documentation.
• Raise and manage works orders for contractors and operational teams.
• Monitor contractor performance, quality, expenditure, variations and KPIs.
• Manage SOR coding and non-SOR quotations and works.
• Provide technical advice and ensure compliance with relevant legislation and housing standards.
• Support complaint investigations and provide technical responses where required.
• Maintain accurate records and build effective relationships with residents, contractors and colleagues.

About You

• 5+ years' experience within housing repairs, planned works or property maintenance.
• Strong knowledge of building construction, defects, damp & mould and building pathology.
• Proven experience undertaking inspections and defect diagnosis.
• Experience managing contractors and monitoring performance.
• Good knowledge of SOR, HHSRS, asbestos management, Building Regulations and CDM.
• Understanding of Awaab's Law and current housing safety requirements.
• Excellent communication, organisation and problem-solving skills.
• Strong IT skills with the ability to work independently and manage a varied workload.
