Job Title: Building Services Engineer

Purpose of Job

To ensure all office environmental conditions are consistently maintained, the engineer must monitor and manage the critical building management system (BMS). They will also conduct investigations, including reactive and breakdown work, on all mechanical and electrical (M&E) systems within the site. These investigations will focus on systems controlled by the BMS, especially those related to the office environment. The engineer must demonstrate relevant knowledge of air conditioning, uninterruptible power supplies (UPS), generators, and low‑voltage (LV) systems. This includes the ability to troubleshoot issues using graphical information and current alarm data.

Key Responsibilities
  • Take lead role in reactive customer requests including environmental conditions focussing on fault findings and proactive solution utilising the onsite technology and maintenance team.
  • Ensure that routine PPM is carried out to all mechanical & Electrical plant in accordance with site task schedules and asset lists.
  • Ensure that reactive tasks throughout the building are completed and proactively highlight areas where improvements can be made. These reactive calls should also include investigations into environmental conditions, system failures, and faults. Maintain close liaison with the on-site infrastructure helpdesk.
  • To support the Permit to Work System in accordance with BGIS Quality, Health & Safety procedures and client requirements.
  • Ensure that plant faults and defects are swiftly remedied to always maintain plant in serviceable order.
  • Ensure that suitable spares are available to carry out both maintenance and reactive works. To provide parts lists and estimated timescales to carry out remedial works.
  • Ensure that all relevant paperwork is completed regarding reactive, and breakdown works and that it is passed without delay to the contract administrator.
  • Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to always ensure safe working practices.
  • To develop a good working relationship with all members of BGIS staff, subcontractors and the client representatives. Ensure the provision of a Safe and Healthy working environment. To always include the wearing of uniform and PPE.
  • Ensure the professional image of BGIS is always presented to clients.
  • Ensure that all plant rooms under the responsibility of BGIS are always locked and are kept in a clean and tidy condition.
  • Supervising and monitoring of sub-contractors works whilst they are on site undertaking maintenance.
  • Ensure assigned tasks are actioned and completed as appropriate.
  • To ensure tasks as directed are completed with the appropriate H&S awareness/implementation.
  • Ensure an awareness and compliance to the contractual KPI's/SLA's.
  • Ensure Computer Based Maintenance system, e.g. Maximo, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.
  • To comply with a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures and client requirements (or approved client system).
  • Any other task as directed by the Site management team.
  • Produce required near miss reports, dynamic risk assessments and detailed records of site activities, and ensuring any non‑compliance is challenged and escalated where necessary.
  • To proactively check the operation of the LOTO system in accordance with BGIS Quality, Health & Safety procedures and client requirements.
  • Overview the buildings environmental conditions using the BMS System and utilise same to maintain acceptable internal conditions.
Accountabilities
  • Reporting to the Deputy Maintenance Manager.
  • Working collaboratively as part of the team.
  • This post carries no direct budgetary responsibility.
  • Indirect reporting lines to the Maintenance Manager and Account Director.
Person Specification
Education

A good basic education is essential, with good written and spoken English and basic Mathematics skills.

Training

Formally trained in Electro‑Mechanical principles to City and Guilds or the equivalent NVQ and Building Services maintenance.

Experience (Essential)

Experience in maintaining all relevant mechanical equipment to clearly defined criteria. Experience in building services. Good understanding of control systems logic for fault‑finding purposes. Ability to read both building and electrical drawings. Level 3/NVQ BS7671 qualification. Minimum 5 years in the industry.

Desirable

Trend 963 BMS experience would be advantageous. Customer service focus in a blue chip environment.

Aptitudes

Excellent verbal and written communication skills. Strong IT skills, including proficiency in Microsoft Office or similar software.

Character

Committed to the delivery of excellent customer service. Calm manner, able to work under pressure. Able to make sound decisions when needed. Physically fit and able to carry tools and components by hand up to 20kg. Able to ascend and descend vertical access equipment. Able to work at heights. A team player, able to work with BGIS and client representatives at all levels.

Circumstances

Must be willing to provide holiday and sickness cover at short notice and be flexible in their working patterns.
