Job summary

Greystar seeks an experienced maintenance professional to join the on-site team handling repairs, diagnostics and day-to-day building maintenance for residential environments. You will inspect faults, perform minor works, and manage safety and compliance while coordinating with residents and contractors.

Responsibilities

• Works as part of the Community team to ensure residents receive high levels of service and repair.
• Communicates with residents, clients, contractors and colleagues; responds to maintenance issues with initiative.
• Monitors and maintains the electronic maintenance reporting system Onesite; ensures tasks are completed on time.
• Provides updates to residents regarding ongoing or delayed maintenance issues.
• Administers property maintenance records according to Greystar policies.
• Maintains spares, stock and supplies; plans ahead for needs.
• Diagnoses and undertakes repairs in plumbing, joinery, carpentry, decorating and lighting; oversees contractor work when needed.
• Responds to health and safety matters promptly.
• Reports incidents to the Community Manager using the correct system.
• Inspects communal areas, refuse and recycling facilities for repair and cleanliness.
• Liaises with Capital Projects or Operations teams for transparent communication during works.
• Monitors Sub-Contractors and keeps RAMS & Permits to Work records.
• Supports Community Manager with key management and security.
• Performs internal PPMs such as PAT, emergency lighting, fire alarm tests and weekly fire evacuations.
• Ensures gardens and grounds are well maintained and hazard free.
• Adheres to safety guidelines and safe systems of work.
• Available on call out of hours; handles emergencies and coordinates contractors.
• Reviews site risk assessments with Community Manager.
• Seeks to maximise efficiency of utilities.

Job description

To contribute to an exceptional resident experience through the provision of a high standard of repairs and maintenance tasks, response time and quality of service and communication. To inspect and diagnose faults and repairs in addition to undertaking minor day to day repairs and decoration to the building and properties grounds and equipment.

Key Role Responsibilities

• Works as part of the Community team to ensure all our residents enjoy a high level of service and repair throughout their environment.
• Communicates effectively with residents, clients, contractors and colleagues; demonstrating a clear understanding of maintenance issues and using initiative to respond accordingly.
• Monitors and maintains the electronic maintenance reporting system, Onesite, ensuring tasks are completed to a high standard and within reasonable time scales, corresponding with tenants when required.
• Promotes customer satisfaction by providing regular updates to residents via Onesite regarding ongoing or delayed maintenance issues.
• Administers all property maintenance & records in accordance with Greystar policies & procedures
• Maintains adequate levels of spares, stock and supplies, ensuring effective forward planning
• Diagnoses and undertakes repair and maintenance tasks to a high quality including plumbing, joinery and carpentry, painting/decorating and lighting; or organises and oversees repairs to completion if referred to contractors.
• Understands and responds to health and safety matters in an appropriate & timely manner
• Reports any incidents or accidents to the Community Manager using the correct system and documentation
• Ensures all communal areas of the site including refuse and recycling facilities are frequently inspected and maintained to the highest standards of repair & cleanliness.
• Liaises with relevant team members within Capital Projects or Operations teams to ensure transparency and clear communication when works are taking place.
• Monitors Sub-Contractors performance to standard and retains accurate records of their site operations including all relevant RAMS & Permits to Work.
• Assists the Community Manager in key management ensuring high levels of security at all times.
• Carries out internal PPMs such as PAT testing, emergency lighting testing, weekly fire alarm tests, fire evacuations and flushing.
• Ensures the gardens and grounds maintenance to the property are well maintained, clean, tidy and hazard free.
• Practices proper safety techniques in accordance with Company and safe systems of work guidelines
• Is available on call out of hours to respond to emergency situations to resolve problems or contact contractors to address. Rota basis.
• Reviews site risk assessments as required with Community Manager.
• Seeks to maximise efficiency of utilities.

About You

You should have extensive experience in building maintenance in residential environments or related trades, including repairs, cleaning, and heating. You must be adept at risk assessments, managing preventative maintenance, and supporting safety obligations. With a strong work ethic and ability to work independently, you should supervise contractors effectively and determine cost-effective repair solutions without compromising quality. Flexibility for on-call or overtime work is required, along with exceptional communication and customer service skills. Compliance with appearance policies is expected, and NICEIC Registered Electrician certification would be advantageous.
