Job summary

EQUANS is seeking a Maintenance Supervisor for the Leeds Oncology contract based at St James’ University Hospital, Leeds. The role is full-time (40 hours/week) with a competitive salary and benefits.

You will coordinate and manage all EQUANS Buildings Ltd delivered services for the Leeds Oncology Wing, oversee trades staff, sub-contractors and ensure maintenance standards are met. Health & safety and incident prevention are key focus areas.

Qualifications

  • Must have 3 years post qualification experience
  • Experience of operations and maintenance of buildings, engineering plant, services and equipment
  • Experience of risk management and health & safety
  • Previously worked within a healthcare maintenance environment

Responsibilities

  • Act as hands-on lead and front line manager for trades staff
  • Provide technical engineering advice and support to trade staff
  • Manage and supervise maintenance of plant, equipment and building fabric through direct labour and external contractors
  • Allocate and monitor tasks ensuring work meets standards and maintenance specification
  • Requisition materials, services and transport as required
  • Coordinate reactive and planned maintenance based on priority
  • Implement planned preventative maintenance procedures with CAFM system
  • Ensure safe working practices in line with guidelines
  • Instruct others and deliver toolbox talks
  • Participate in emergency on-call rota
  • Engage with stakeholders to enhance service provision

Job description

EQUANS are looking for a Maintenance Supervisor to join our Leeds Oncology contract – the role will be based at St James’ University Hospital in Leeds. This will be a full-time role working 40 hours per week. On offer is a competitive salary and benefits package.

Primary Objectives Of The Role

Coordination and planning of all EQUANS Buildings LTD delivered services for the Leeds Oncology Wing, including coordination and control of specialist subcontractors.

Ensuring all maintenance and repairs are carried out to the relevant standard in line with the requirements of the maintenance specification.

Provide line management control of directly employed labour including technicians, crafts persons and maintenance assistants.

Ensure penalty deductions are minimised by achieving the required performance targets described in the maintenance specification.

Take an active role in health and safety initiatives by designing and delivering regular tool box talks.

Main Duties And Responsibilities
  • Act as ‘hands on’ lead and front line manager for trades staff
  • Provide technical engineering advice and support to trade staff.
  • Manage and supervise responsive and planned maintenance of plant, equipment and building fabric through directly employed labour (D.E.L) and external contractors.
  • Allocate and monitor tasks ensuring all work is carried out in line with relevant standards, the maintenance specification and industry best practice and ensue it is carried out in an efficient and effective manner.
  • Requisition materials, services and transport as required.
  • Co-ordinate all reactive and planned maintenance work taking into account job priority (emergency, urgent and routine).
  • Implement the planned preventative maintenance (PPM) procedures including the completion of work schedules for use in conjunction with computer aided facilities management system (CAFM).
  • Carry out duties in accordance with safe working practices within statutory, NHS, Trust and Company guidelines.
  • Undertake duties of other maintenance staff as appropriate.
  • Instruct others on all aspects of their work to include assisting with the co-ordination and delivery of toolbox talks.
  • Participate in the implementation of the Company permit to work systems.
  • Set objectives and appraise staff in line with the Company Policy.
  • Assist with evaluating training received by trade staff and assessing their competency.
  • Participate in emergency on-call rota.
  • Positively manage relationships with stakeholders and Trust representatives to enhance perception of service provision.
  • Be prepared to undertake any relevant training in order to develop the post in line with the changing needs of the service provision.
  • Achieve Authorised Person status for relevant discipline e.g. Boilers and Pressures, LV, Confined Spaces, L8, HVAC, HV
  • Undertake any other duties as required commensurate with this role.

  • Minimise penalty deductions by responding promptly to all maintenance issues in accordance with the requirements of the Maintenance Specification.

Person Specification
Experience
  • Basic computer skills.
  • Must have 3 years post qualification experience
  • Previously worked within a maintenance environment
  • Experience of operations and maintenance of buildings, engineering plant, services and equipment
  • Experience of risk management and health & safety
  • Have an understanding of the operational procedures and safe working practices of major items of plant and systems such as:
  • Steam and condense
  • Heating and domestic water services
  • Ventilation plant and associated systems
  • Low voltage electrical distribution
  • Emergency standby generating plant
  • Fire alarm systems and emergency lighting
  • Building Management System
  • Previously worked within a healthcare maintenance environment
  • Undertaken multi-skilled work within a maintenance environmentExperience of direct management of a labour force
Skills/Ability/Knowledge
  • Have an understanding of the operational procedures and safe working practices of building services and systems
  • Familiar with building management systems
  • Have an understanding of the operational procedures and safe working practices of building services and systems within a healthcare environment
Education/Qualification
  • Recognised Apprenticeship in relevant engineering discipline. With City & Guilds qualification or equivalent.
  • ONC / HNC in relevant engineering discipline
  • Qualified to 18th Edition IEE Regulations
  • Qualified as Authorised/Competent Person within HTM related discipline

  • Ability to work predominantly on own initiative, but also as a team player with the ability to pass on knowledge to others
