Maintenance & Compliance Manager

Full Time - 37 hours per week

ABOUT LAUNCHPAD

Based in central Reading, Launchpad provides vital information and support for vulnerable individuals, couples and families in Reading who do not have a stable place to live or are at risk of losing their home. Founded as a soup kitchen in 1979 by students at the University of Reading, the charity now provides a holistic service that works in three ways – we prevent homelessness, provide homes and rebuild lives.

THE ROLE

As our Maintenance & Compliance Manager, you will be responsible for the statutory compliance, health and safety risk management of Launchpad Reading property ensuring 100% compliance with all health and safety legislation and best practice. Responsible for the delivery of the repairs and maintenance service. Ensuring that robust monitoring, reporting, and forecasting systems are in place and data is kept updated.

WHAT WE ARE LOOKING FOR

You will ideally have experience in either building or facilities management and will have had oversight of repairs and maintenance and have the experience and confidence in managing our inhouse maintenance team as well as contractors. You will also enjoy supporting the team on the ground, have a flexible working style and able to prioritise your workload effectively, being reactive and proactive. You will have high standards in terms of Health & Safety and quality of workmanship, and ensure all property meets the regulatory standards.

RESPONSIBILITIES:
  • Ensuring Launchpad properties and offices comply with all Health & Safety legislation and other regulatory obligations, including having the relevant safety certification in relation to Fire Safety standards, assessing risk and putting in relevant control measures
  • Responsible for void management, including lettings and refurbishment, within agreed targets to maximise occupancy levels.
  • Oversee property and compliance management, repairs, and contractor performance.
  • Managing property contracts ensuring Launchpad receives value for money from contractors
  • Regularly conducting property and H&S visits as per the teams KPI's
  • Monitoring and authorising Housing expenditure against budgets in relation to maintenance, planned works and compliance.
  • Managing asset registers and ensuring accurate record of all Launchpad properties at all times.
Skills, Knowledge and Qualifications
  • Professional equivalent qualification of the Chartered Institute of Housing (desirable)
  • IOSH Managing Safety or NEBOSH National General Certificate (desirable)
  • Strong knowledge of health & safety legislation and is confident in applying statutory requirements and best practices in property compliance.
  • Experience in managing a team, multiple tasks, deadlines, and compliance documentation.
