Job summary

CBW Staffing Solutions Ltd. is seeking a Mechanical Lead Engineer to oversee day-to-day maintenance in a prestigious London building, managing a small on-site team while remaining hands-on with M&E tasks.

You will ensure safe, compliant maintenance across landlord and tenant areas and coordinate subcontractors to deliver projects. The role requires strong knowledge of building services, leadership experience in FM, and excellent client-facing skills.

Qualifications

• City & Guilds Level 2/3 Mechanical or equivalent qualification.
• Experience leading a small team within facilities management.
• Strong knowledge of commercial building services and M&E maintenance.
• Hands-on with planned and reactive maintenance responsibilities.

Responsibilities

• Act as the lead engineer on site, overseeing a small team of engineers while remaining hands-on with maintenance.
• Ensure efficient delivery of planned preventative and reactive maintenance across landlord and tenant areas.
• Provide day-to-day support and technical guidance to on-site engineers.
• Coordinate and supervise specialist contractors carrying out maintenance and project works.
• Manage permit-to-work system and review RAMS before works commence.
• Ensure full compliance with statutory regulations, health & safety legislation and procedures.
• Monitor service delivery through CAFM systems and maintain maintenance records.
• Carry out fault finding, diagnostics and repairs across mechanical and electrical services.
• Build strong relationships with client, occupiers and stakeholders.
• Support small project works and identify continuous improvement opportunities.
• Assist Account Manager with quotations, technical recommendations, and contractor management.
• Monitor KPIs and SLAs to meet contractual obligations.
• Conduct regular site inspections to maintain standards and compliance.
