Job description
  • Title: Key Worker Services Property Manager
  • Contract Type: Permanent Full Time
  • Salary: £32,881 to £36,069 per annum (London weighted salary)
  • Grade: 6
  • Reporting Office: Slough with regular travel to Head Office in Stratford
  • Working Location: Wexham Slough
Responsibilities

As a Property Manager you will be part of the lettings process working closely with external stakeholders helping people to report repairs management of ASB cases complaints and the delivery of a quality housing management service. To do this we will provide you with extensive training and ongoing support.

  • Deliver a responsive efficient and customer focused service to residents.
  • Work collaboratively with internal and external stakeholders to achieve results – develop and influence relationships at all levels ensuring effective and efficient delivery of services.
  • Ability to manage void stock effectively and provide detailed reports to third parties.
  • Ability to manage fast past move-ins independently and accurately.
  • Doing regular inspection of all units to ensure they are maintained to a high standard and we comply with all Health and Safety related requirements.
  • Raising maintenance issues managing the repair until complete.
  • Supporting the management function in maximising rental returns and minimising tenancy void periods.
  • Ensuring the property portfolio and associated activities are delivered in accordance with legislative requirements and ensuring compliance across the operations and legal contracts.
  • Providing excellent customer service to a demanding client base and maintaining relevant records and systems.
  • Conduct effective tenancy and asset management to ensure maximum returns.
  • Carrying out regular estate management inspections in line with housing management and H&S requirement.
  • Leading on regular resident and stakeholder engagement.
Qualifications
  • Excellent communication (written and verbal) and customer service skills with the ability to work as part of a dynamic team and respond positively to challenges.
  • Proven record in delivering on targets and deadlines within a demanding customer focused commercial environment.
  • An awareness of budgetary and financial risk to L&Q in its requirements to meet contractual obligations.
  • Experience of using MS Office Suite (This will include Excel Microsoft teams and CRM / Microsoft D365 software).
  • Have experience in managing complaints within target times and managing resident expectations for a positive result.
  • Diverse understanding of tenancy management & Housing management responsibilities.
  • Have an excellent understanding of tenancy management including that of assured Shorthold tenancies and related knowledge of applicable legal notices.
  • Understanding of legal processes relating to breach of tenancy and arrears.
  • Experience in carrying out regular estate inspections and able to identify independently risks to both residents and L&Q.
  • Able to independently identify improvements to day to day processes to ensure efficiency.
