Incuba Business Manager - Job Description

Location: Central Bedfordshire College – The Incuba – Dunstable

Salary/Benefits: £29,000 – £37,000 per annum (pro‑rata) depending on experience and qualifications. Includes people's pension, retail and leisure discounts, and excellent professional and personal development opportunities with access to college courses.

Hours/Weeks: 30 hours per week – 36 weeks per year. Successful candidate will also be required to work 8 hours per week during non‑term time weeks.

Contract Type: Permanent – Term Time. This is a UK‑based contract; you must have the right to work in the UK. Sponsorship is not available.

About the role

As an Incuba Business Manager you play a vital role in the success of our students, supporting the Catering and Hospitality department at The Bedford College Group.

Responsibilities
  • Building & Tenant Management – Oversee day‑to‑day operations of Incuba leased offices, ensuring a safe, clean, and well‑managed environment for all tenants.
  • Customer Service & Support – Act as the main point of contact for tenants, providing outstanding service, resolving issues promptly, and maintaining strong relationships.
  • Administration & Compliance – Manage tenancy records, invoicing, occupancy data, and ensure adherence to health & safety, safeguarding, and EDI policies.
  • Front of House & Coordination – Deliver a welcoming reception service, maintain communal spaces, and liaise with internal teams to resolve operational issues.
  • Emergency Support & College Engagement – Provide occasional catering assistance during peak periods and contribute to College‑wide projects, events, and commercial improvements.
About you
  • Education & Training – Good general education with willingness to undertake role‑specific training.
  • Experience & Knowledge – Background in customer service, reception or facilities support; understanding of lettings, office administration, and basic IT support.
  • Skills & Competence – Strong communication, organisation, and problem‑solving skills; IT‑confident with Microsoft Office and helpdesk systems.
  • Personal Attributes – Professional, friendly, adaptable, and proactive; able to work independently and manage varied responsibilities in a busy environment.
  • Flexibility & Team Support – Willing to provide ad‑hoc catering support during emergencies and assist with occasional events or building needs.
